Description

The City of Manassas Park is accepting applications for the position of Senior Facilities Maintenance Technician. Under the direct supervision of the Facilities Manager, the essential functions of the position within the organization are to provide the maintenance needs for HVAC, plumbing, electrical, and structural components for the City of Manassas Park public buildings/facilities as so directed. Provide timely customer service and perform other duties as assigned.
All positions at the City of Manassas Park require a customer service mindset, in accordance with the Customer Service-related focus of the City.

KNOWLEDGE, SKILLS AND ABILITIES REQUIRED

· Knowledge of modern principles, methods, practices, and equipment relating to facilities management technical trades focused on HVAC/mechanical.
· Experience working effectively in overseeing contractors/others and working with departments in all types of facility repairs, construction, or remodeling projects, to include basic to advanced skills in the following areas:
a. Knowledge of the safe use and operation of various large scale mechanical systems.
b. Knowledge of building management control systems including HVAC and fire alarm controls.
c. Maintaining the building HVAC equipment to keep climate control in facilities functioning properly to include preventative maintenance.
d. Minor to major plumbing repairs.
e. Minor to major electrical repairs, reading schematics, and blueprint drawings.
f. Ability to use specialized tools, perform basic carpentry, and light drywall repairs/light painting.
· Proficient in basic maintenance software programs for entering and completing electronic work orders.
· Able to work unsupervised and step into a lead role on projects when needed.
· Ability to identify and initiate repairs of potential safety hazards to avoid injuries.
· Assisting with and coordination of events contractors and City staff.
· Able to work in high areas of scaffolds/rooftops and bucket trucks alike, able to work below ground/holes/pits (not frequent).
· Able to operate heavy equipment/trucks of various kinds as well as cleaning equipment in a safe manner.
· Proficiency utilizing Microsoft Office Suite (i.e. Excel, Word, Outlook).
· Ability to communicate clearly and effectively, both orally and in writing.

MINIMUM EDUCATION AND TRAINING

· Requires High School Diploma or GED, extensive training in HVAC systems including certifications, and additional vocational or trade school training in closely related mechanical, HVAC/plumbing, and electrical fields. A technical degree (Associates) in HVAC systems is preferred.
· Requires five years of related experience.
· Requires a valid Driver’s License.
· Offer of employment is contingent upon successful results of a Federal background screening due to required access to our Police Department facilities.

Responsibilities

· Under the direction of the Facilities Manager, provides service maintenance for essential HVAC, plumbing, electrical, and structural components at all public facilities.
· Coordinates with and provides oversight of contractors for maintenance, repair, and replacement of facility components and systems. Typical duties include:
a. Coordination, provision and/or oversight of routine HVAC maintenance as assigned, including evaluation of recommended repairs.
b. Identifying emergency repair work needs and obtaining direction on work order priorities from the Facilities Manager.
c. Meets contractors on-site for estimates and repairs, and verifying work is bid/completed in accordance with best practices and standards.
· Enters work orders into Asset Essentials software system and responds to service requests on facilities related issues.
a. Documents labor hours, invoices, materials and other receipts on a per-task basis, providing the Facilities Manager with all applicable information for system update and budget monitoring.
b. Assists the Facilities Manager in keeping an accurate record of costs and labor hours expended on a per-asset basis.
· Perform other duties as assigned or required.
