Overview:
CubeSmart is currently seeking a Senior Facility Services Manager to join the Facilities team. The Senior Facility Services Manager .rovides leadership, guidance, and supervision for several Facility Services Managers in assigned markets.

Responsibilities:
The Senior Facility Services Manager works closely with the VP of Facilities to move the company and department initiatives forward while maintaining timelines. Oversees the day-to-day activities of the team and confirms both capital and R&M projects are completed within the budgeted guidelines. Engages Teammates and all levels of management within CubeSmart to ensure there is a strong commitment to communications and collaborations. Works diligently to develop teammates within the department.

EDUCATION AND/OR EXPERIENCE

  • Engineering degree or comparable experience in commercial construction, material science, electrical and Contracting
  • Multi-unit experience is required.
  • 3 years previous supervisory experience
  • Must have strong Computer skills; MS Office (Word, Excel, PowerPoint), Outlook and spreadsheet design and manipulation

Responsibilities

  • Oversees and manages the day-to-day administration and operations of the Facility Services Managers, participating in all phases of maintenance for the buildings, grounds, and on-site equipment.
  • Act as an additional resource for the District Managers in assigned markets to assist them in ensuring CubeSmart stores are maintained to company standard.
  • Solicits bids, reviews, and negotiates large national or regional maintenance contracts adhering to budget restrictions and guidelines. Obtains additional authorization as required.
  • Provides additional expertise and guidance for District Managers and Divisional Vice Presidents as it relates to highly technical issues, project resolution, emergency response and preparedness.
  • Performs a monthly check of all Capital and R&M financial reporting. Confirms spend is in line with cost to manage budgets and identifies areas of opportunity. As required take actions to adjust and control spending going forward.
  • Coaches and oversees the creation of the Annual Capital Budget.
  • Monitors the monthly R&M and Capital spend. Ensures the on time and on budget completion of projects. Communicates progress and results with layers of management and team.
  • Reviews and approves capital and maintenance expense invoices for payment and obtains required approval for larger expenditures when required by authority guidelines.
  • Oversees the team to ensure they are providing the proper levels of supervision for the outside contractors. Confirms regular site visits are conducted and that work is performed in accordance with company standards and contract requirements.
  • Provides on-going team discussions as well one on one training, and development by conducting timely performance and goal feedback.
  • Create and deliver annual reviews and performance improvement plans.
  • Attends divisional meetings and presents to the group review of all projects along with timelines.
  • Assumes additional responsibilities and performs special projects as needed or directed.
  • Maintains a professional and technical knowledge by attending educational workshops, reviewing professional publications, and establishing personal networks.
  • Participates in determining additional personnel needs, interviews and hiring of new FSM’s Creates Goals and development plans for all teammates.
  • Ensures safety and security compliance
