We require a very experienced Senior Property Manager to work full-time at a large multi-tower Condominium Property in Richmond Hill.

KNOWLEDGE, SKILLS & PROFICIENCIES

  • Is committed to continuing education.
  • Minimum of 10 years experience in high-rise condominiums as a Senior Manager.
  • Strong oral and written communication skills.
  • Possess budgetary knowledge and control for the purpose(s) of executing programs within the community.
  • Effectively communicate so as to instill confidence in the homeowners that reside within the community
  • Good working knowledge of Microsoft Applications - Word and Excel
  • Must be goal minded and possess a self-starting drive to get the job done.
  • Ability to listen to others, collaborate, and resolve conflict.
  • Protect the confidential nature of the work as appropriate
  • Executive decision-making capabilities.
  • Demonstrates good client interaction and visibility.
  • Organizational and time management abilities with the ability to implement and monitor progress for successful completion; working well under pressure and deadlines.

Responsibilities:

JOB RESPONSIBILITIES

  • Provide strong leadership and management direction on behalf of Board of Directors and Percel Inc.
  • Key responsibility is to oversee the entirety of a large condominium corporation where you will work with and supervise another Property Manager and a Site Administrator.
  • Manage the shared facility operation and budget.
  • Execute the plans and mission of the Board of Directors.
  • You shall be the lead point of contact for the corporation along with the Property Manager and Administrator, while improving communications and creating effective oversight of the corporation’s staff.

DUTIES & RESPONSIBILITIES

  • Provide leadership and direction in the development of short-term and long-range plans. Develop recommendations for goals and action plans to achieve Board objectives.
  • Lead annual goal setting.
  • Create, the annual operating and reserve fund budgets, subject to approval by the Board of Directors.
  • Review organization structure, job descriptions, and functions of the corporation’s contracted service staff. Make recommendations to the Board as to any potential changes.
  • Design / Implement preventative maintenance programs.
  • Direct the Administrator and monitor an evaluate their performance
  • Negotiate and manage vendor contracts
  • Thorough knowledge of the The Condominium Act 1998, as revised 2017, the Declaration, Bylaws, Relevant Legislation and the Human Rights Code
  • Ensure that the needs or desires of the homeowners are being addressed effectively.
  • Monitor and report on the monthly financial position of the corporation.
  • Provide leadership to each meeting involving the Board of Directors in terms of the monthly Board meetings through your reporting.
  • Train and supervise all corporation staff and direct Contractor Supervisory staff.
  • Establish emergency / disaster evacuation plans as appropriate.
  • Identify opportunities for improving service levels and implement programs or improvements.
  • Inform yourself of new trends and innovations to help our client.
  • Be visible to the owners (not manage your desk).
  • Understanding of all contracts/ agreements entered into by the corporation.
  • Maintain an annual maintenance calendar.
  • Review corporation policies on an ongoing basis to ensure compliance with law, Declaration and other requirements of governing bodies.
  • Perform monthly building inspections of interior and exterior of property and prepare deficiency report and action plan to the Board of Directors.

  • Perform or assist with any operations as required to maintain workflow and to meet schedules.
  • Ensure all safety precautions are followed while performing the work.
  • Monitor performance of all staff and third-party contractors.
  • Perform any range of special projects, tasks and other related duties as may be assigned from time-to-time.
