Good luck, and thank you again for applying!  Job Summary Performs, coordinates, and oversees the preventive and required maintenance, repairs, and upkeep of Residential Apartments as well as other W.C. Bradley Co. properties managed by the Real Estate Division.  Maintains inspection schedule and provides budgetary control when assigned.  Responsible for HVAC to include geo-thermal systems, electrical & lighting, fire prevention systems, elevator systems, plumbing, and carpentry.  Duties and Responsibilities * Coordinates with Property Manager on all activities relative to grounds maintenance, electrical maintenance, and routine general maintenance for the Residential Buildings primarily, as well as other investment properties owned and managed by W.C. Bradley Co. * Interfaces with residents and customers on a daily basis  * Ensures positive experience when scheduling, completing repairs and accessing resident units and commercial tenants * Evaluates conditions and extent of repair work required on building, equipment, and facilities; determines repair procedures and scheduling of needed repairs * Performs review and inspection of properties as scheduled.  Maintains and makes changes to schedule to improve efficiency, appropriateness, and value added * Maintains the Maintenance Request system by performing and/or delegating requests and ensuring appropriate final documentation and any scheduled follow up is performed * Ensures that all equipment is maintained in safe, operable condition.  Maintains supply of maintenance parts, supplies, and tools   General Maintenance and Repair * Maintains or schedules repair of air conditioning equipment including geo-thermal systems and other electrical equipment. * Maintains or schedules repair of lighting equipment and supplies * Monitors, maintains, schedules repair of fire prevention systems and equipment * Maintains or schedules painting, carpentry, and plumbing repairs in order to maintain a high quality appearance and functionality of properties and facilities * Leads with any safety inspections performed by OSHA or other investigative agency(s) * Completes or assists in the completion of assigned projects   Contractor Coordination and Oversight * Obtains competitive bids as directed by Property Manager * Coordinates work performed by outside contractors and provides direct supervision when necessary * Inspects work performed by contractors to ensure desired level of quality or adherence to defined specifications, code regulations, and safety requirements are met * Ensures only contractors meeting the Company’s required level of performance are utilized on future projects * Other duties as assigned Qualification Requirements Minimum Educaton: High school diploma, or equivalent, with two additional years of trade school.  Additional experience may be substituted in place of education from trade school   Minimum Experience: Six years of construction and/or maintenance on large residential facilities required.  Extensive experience in the areas of HVAC, geo-thermal systems, plumbing, carpentry, lighting, fire suppression systems, elevator systems and general repair and maintenance Knowledge, Skills and Abilities Must be able to prioritize work for self and others Must be able to handle multiple duties and projects efficiently Must be able to perform work capabilities at height levels of six feet and higher with the use of proper ladders or designated equipment Must be able to work at various heights and in tight or enclosed spaces Available for weekend and night duty on a rotating basis Ability to communicate with tenants and vendors in a professional and courteous manner Physical Requirements Requires the ability to stand for long periods of time with frequent bending, stooping, and reaching hands and arms above head throughout the day Requires the ability to lift up to 50 pounds without assistance and up to 75 pounds with assistance For employment within the United States, the W.C.
