JOB DESCRIPTION: 4/2026 Title: Senior Maintenance Technician FLSA Status: Non-exempt – Full-time Reports to: Maintenance Manager Location: Mueller- Austin Texas Summary Mueller is one of the nation’s most recognized master-planned communities—designed around sustainability, connectivity, and long-term livability. We are seeking a Senior Maintenance Technician to perform and lead advanced maintenance activities across community assets, facilities, and infrastructure. This role is responsible for executing and supporting preventive and corrective maintenance, troubleshooting complex issues, and providing day-to-day leadership to maintenance staff and contractors to ensure high standards of safety, functionality, and reliability. Scope Maintain the community's appearance by visiting the community in common areas, including but not limited to the trails and parks on a frequent basis. Assist with upkeep and perform light maintenance in the amenities and throughout the community. Safely operate small hand tools and mechanical equipment such as blowers and pressure washers. Perform routine and preventative maintenance duties such as, but not limited to pressure washing, painting, and trash removal. Participate in day-to-day community operations. Participate in risk management, emergency procedures, and safety program development and implementation. Assist with setup and takedown of community events when needed. Work with the Mueller team on projects and assignments as needed. Perform all other duties as assigned. Perform advanced maintenance and repairs across HVAC, electrical, plumbing, and general building systems Develop, schedule, and execute preventive maintenance programs to reduce downtime and extend asset life Troubleshoot and resolve complex maintenance issues using strong technical expertise Lead and support maintenance staff, providing direction, training, and daily guidance Coordinate and oversee contractors and vendors, including scheduling, materials, work order management and quality control Estimate time, materials, and scope for maintenance and repair projects Conduct routine inspections to proactively identify maintenance needs and potential risks Ensure all work is completed in alignment with safety standards, schedules, and company expectations Maintain accurate records of maintenance activities, inspections, and repairs Support emergency and on-call maintenance needs as required Excellent customer service skills with a strong sense of accountability Team-oriented mindset with a collaborative approach to work Strong verbal and written communication skills Positive, enthusiastic attitude and a proactive work ethic Ability to adapt to changing priorities in a fast-paced environment Commitment to upholding the organization’s values and standards Knowledge & Experience Required: High school diploma or GED required; technical training or college coursework preferred 5+ years of maintenance experience, including at least 1–2 years in a lead or supervisory role Strong working knowledge of building systems, including HVAC, electrical, plumbing, and general facilities maintenance Proven experience performing preventive and corrective maintenance programs Advanced ability to diagnose, troubleshooting, and repair maintenance issues across multiple systems Experience safely using hand and power tools Valid driver’s license Willingness to work flexible schedules, including shifts, weekends, and on call as needed Strong problem-solving skills with the ability to make sound decisions independently Excellent time management and ability to prioritize multiple projects simultaneously Strong attention to detail and commitment to quality work Ability to work both independently and collaboratively within a team environment Experience overseeing or supporting multiple projects and tasks in a fast-paced setting Knowledge of general maintenance areas such as painting, janitorial, and basic facility upkeep Work Environment The Senior Maintenance Technician should expect to work on a flexible schedule based on the needs of the community, including evenings, weekends, and holidays. Must be able to provide one’s own transportation; must have a current drivers’ license and acceptable driving record. Must be able to move/lift at least 30 pounds, Ability to stay on foot for long periods of time and work outdoors for extended periods of time, sometimes in inclement weather; physically able to complete the execution of duties.?
