[What the role is] The Senior Manager (Asset Management) will assist in planning and implementing leasing and marketing strategies for Our Tampines Hub (OTH). The incumbent will oversee the day-to-day leasing enquiries and work with appointed managing agents for OTH including calling of tenders and evaluation. The successful candidate must also assist in arrears management and will be the custodian of the Tenancy Schedule. As OTH is an integrated lifestyle hub with multiple agencies, civic and private organisations, you will also work in partnership with many stakeholders, including Grassroots Advisers, grassroots leaders/volunteers and senior management of government agencies to facilitate the management of Assets. [What you will be working on] Formulate and implement strategies to maximize rental and occupancy of the mall; Manage the Tenancy Schedule, Lease Expiries Profile; Prepare annual rental budgets and rental forecast; Prepare monthly occupancy reports; Responsible for identifying new market segments and to coordinate the tender process through GeBIZ; Duties & Responsibilities To work closely with Legal Service Office and external lawyers on conveyancing matters; To work closely with Facilities Management and Operations teams to ensure smooth handover and takeover of units; Conduct periodic market research of competitive malls and market benchmarks of rental and occupancy cost; Track tenants’ performance through Gross Turnover (GTO) of Sales analysis; Oversee tenant compliance with tenancy covenants, such as periodic submissions including monthly GTO and insurance policies; Establish and maintain good landlord-tenant relationship; Handle leasing & tenancy enquiries related to OTH; Prepare annual budgets, post campaign and monthly income reports; Maintain good tenant relations, communicate and obtain tenants’ buy-in for A&P program; Conduct periodic market research and analysis of shopper trends. [What we are looking for] Minimum - Excellent management and leadership skills with 6 years experience in a related field with good track records. Desired - Working experience with volunteers.
