WHAT YOU WILL DELIVER:

  • Manage the activities of all direct reports to ensure the timely achievement of department goals, within prescribed policies, procedures and standard business practices.
  • Provide regular motivation and mentoring to all staff to encourage on-going professional development for succession planning purposes. Interact closely with property, portfolio and national approved consultants, suppliers and service providers.
  • Oversee the work of all Operations staff through daily interaction with managers, supervisors, and conducting bi-weekly staff meetings to ensure that all responsibilities are completed in a timely and accurate manner and to encourage on-going communications in order to foster a positive work environment.
  • Prepare and implement annual operating expense and capital budgets (for building operations) through reviewing past expenses, determining future needs of the property and monitoring actual expenditures (emphasis on utility and energy management) against budget on a monthly basis in order to ensure Property Operations maximizes revenues by operating within prescribed budgets.
  • Authorize and process all property operation expenses, within approved guidelines, and coding and signing all invoices to ensure appropriate allocation of expenses and that Property
  • Operations remain within prescribed budget guidelines.
  • Ensure all mechanical, electrical and Life Safety Systems are operating as designed by conducting property inspections and identifying long term equipment replacement in order to provide tenants, customers and employees with a safe and healthy environment.
  • Ensure that key indicators of the function are properly defined and pursued in a detailed and accountable manner.
  • Develop and administers comprehensive preventative maintenance schedules utilizing in-house computer system.
  • Assist in the design for all major additions or renovations to the property on items of an operational nature.
  • Review and comment on all tenant drawings and on Lease Schedule C items of an operational nature. Obtain budget pricing as required.
  • A focus on achieving a decrease in operating costs through efficient operation and energy conservation initiatives without compromising overall customer satisfaction.
  • Fosters a safe working environment through the development of strategies focused on accident prevention.
  • A commitment to excellence and best practice in energy and waste minimization. Ensure compliance to all EHS regulatory and corporate standards.
