Senior Mechanical Engineer - FM services We are seeking highly experienced Senior Mechanical Engineer to join our team at the Property, Facility and Experience Management unit. Our new colleague will be reporting to the FM Director. Job Summary We are seeking a technically skilled and solutions-driven Senior Mechanical Engineer to lead the performance, maintenance, and compliance of mechanical services across our portfolio of assets. Reporting to the FM Director, this role plays a crucial part in safeguarding the functionality, efficiency, and lifecycle integrity of essential building systems, including HVAC, domestic water systems, and energy infrastructure. This is a hands-on technical leadership role requiring strong engineering knowledge, attention to detail, and experience in managing systems within luxury or complex residential environments. In detail, Senior Mechanical Engineer, amongst others, will have the following responsibilities: Manage the operation, maintenance, and performance of key mechanical systems. Oversee the delivery of the mechanical elements of the Planned Preventative Maintenance (PPM) programme by the FM contractors, ensuring compliance with statutory and manufacturer requirements. Lead troubleshooting and root cause analysis for mechanical faults or breakdowns. Provide technical support and supervision during critical reactive maintenance, ensuring minimal disruption to residents. Ensure all mechanical installations and operations comply with building regulations, health &safety legislation, and industry standards. Review and manage documentation such as commissioning reports, O&M manuals, technical drawings, and testing records. Manage third-party contractors, specialist engineers, and consultants to ensure high-quality service and performance delivery. Review and sign off on technical scopes of work, method statements, and RAMS (risk assessments and method statements). Supervise contractors work onsite where mechanical integrity or system continuity is at risk. Monitor system efficiency, operational cost, and lifecycle risk to inform asset planning and capital replacement programs. Identify opportunities for energy efficiency and performance enhancement, including low-carbon technologies. Support the FM Director in preparing technical reports, asset risk registers, and investment proposals. Collaborate with Electrical and M&E specialists for coordinated system management. You will be a successful candidate for our job opening, if you can identify yourself with the following criteria: Academic Qualifications Degree or equivalent experience in Facilities Management, Building Services, Mechanical Engineering, or related fields. Professional Experience: Minimum 5–7 years of experience in mechanical services engineering within high-end residential, commercial, or hospitality environments. Extensive knowledge of HVAC, plumbing, energy systems, and building automation controls. Strong understanding of relevant UK regulations, including CIBSE, WRAS, and HSE requirements. Experience with CAFM systems, BMS platforms, and digital PPM tracking tools. Proven ability to manage contractors, interpret technical drawings, and write technical reports.
