KEY QUALIFICATIONS

  • Demonstrated minimum 3 – 5 years experience as a project accountant in Construction or related industry.
  • Strong knowledge of job costing, budgeting, financial reporting and auditing.
  • Detailed-oriented with strong problem-solving abilities.
  • Software proficiency in ERP systems (Procore, QuickBooks)
  • Advanced knowledge of MS Excel functions
  • Must have completed CPA designation to completion.
  • Post-secondary degree in accounting, finance or related field.
Responsibilities
  • Financial Reporting & Analysis: Develop monthly project status reports and variance analysis. Prepare and file HST returns. Maintain and reconcile partner loan and mortgage loan interest schedules. Manage month-end close activities, including journal entries, bank reconciliations. Ensure monthly schedules and reports are accurate, complete.
  • Year-End Financial Preparation: Compile year-end financial working papers that supported by appropriate documentation, investigate and explain variances. Provide timely, accurate response to the external auditor’s inquiries and sampling request and ensure timely resolution.
  • Cash Flow Management & Forecasting: Develop and monitor monthly cash flow projections for development projects and operations, incorporating budget assumptions, financing and sales data. Analyze legal agreements to ensure projections align with contractual obligations. Recommend contribution and distribution amounts according to the cash analysis. Prepare and issue IMS contribution, distribution notifications to relevant stakeholders.
  • Partner Reporting: Prepare quarterly financial reports for project partners, aligned with partnership agreements while addressing financial projections and project updates. Support ad-hoc financial analysis and reporting for senior management and project partners.
  • Loan Draw Review & Compliance: Review monthly loan draw requests for accuracy and compliance with legal and financial models, monitor and ensure timely payments to the vendors.
  • Operating Reports Review & Analysis: Review monthly operating financial reports, cash projection and annual CAM reconciliation provided by Property Management, identify and propose adjustments and corrections.
