Job Summary Responsible for planning, organizing, monitoring, evaluating, and establishing strategies and processes focused on improving customer service by streamlining the development review functions of real estate development projects within the City of Dallas. Job Description Overview The Senior Development Project Coordinator manages, coordinates, and ensures the completion of various development projects throughout the City. Provides project management, improves communications, facilitates efficiency of operations, establishes performance metrics, and ensures the timely completion of projects. Essential Functions 1 Performs senior level project management for all development and related projects occurring within the City; facilitates communication and collaboration between the development community, business owners, executive team, and other entrepreneurs; conducts and facilitates meetings to address problems, open discussion, and encourage successful project implementation. 2 Prepares, drafts, and presents various presentations to promote and encourage community awareness and education of Sustainable Development and Construction; communicates information about programs, codes, ordinances, and procedures impacting City projects; coordinates and fosters professional teamwork on various executive projects, relocation initiatives, and marketing campaigns. 3 Organizes, coordinates, and facilitates the stakeholders and other core meetings; educates and mitigates on development and project related issues; ensures open and effective communication patterns with businesses, residents, churches, schools, hospitals, and other governmental entities, community organizations and environmental groups. 4 Responds to various requests for special research or inquiries; provides information to citizens, department directors, City Manager's Office, Mayoral Office, and City Council regarding development procedures and schedules. 5 Identifies, recommends, and implements processes and protocol changes to project implementation focused on the elimination of organizational inefficiencies; defines new initiatives needed to improve efficiency, streamline processes, and create better workflow. 6 Compiles, researches, and analyzes data pertaining to public and private high profile development projects to assess cost, determine operational feasibility, project viability, and project outcome regarding prospective initiatives and directives. 7 Prepares and presents complex reports to present to City Council, top City Officials, and representatives of outside agencies; monitors the approval of building plans and project plans. 8 Provides senior level direction regarding customer service complaints, technical issues, code complaint solutions, and general project management. 9 Leads, trains, and assists other Project Coordinators and staff to ensure all projects are implemented and completed in a timely, professional, and efficient manner. 10 Performs any and all other work as needed or assigned. Knowledge and Skills 1 Knowledge of plan review, plan development, and plan approval. 2 Knowledge of project management. 3 Knowledge of permitting and construction processes. 4 Knowledge of general marketing and related project activities. 5 Ability to interpret City ordinances, rules, standards, and protocols. 6 Ability to read and interpret blueprints and other schematics. 7 Ability to provide senior level assistance, leadership, and training to lower level project coordinators and staff. 8 Ability to manage multiple projects across the City 9 Ability to create accurate and complex reports and project documentation. 10 Communicating effectively verbally and in writing. 11 Establishing and maintaining effective working relationships. MINIMUM QUALIFICATIONS EDUCATION: Bachelor's degree in construction management, architecture, civil engineering, or urban/regional planning field. EXPERIENCE: Five (5) years of experience in in building construction inspection, municipal development code administration, construction management, architecture, engineering, or urban/regional planning. AND Three (3) years of supervisory/project management experience. (This experience may be included in the required experience listed above). EQUIVALENCIES: High school diploma or GED plus nine (9) years of the required experience including three (3) years of supervisory/project management responsibilities will meet the education and experience requirements. Associate in any field plus seven (7) years of the required experience including three (3) years of supervisory/project management responsibilities will meet the education and experience requirements. Bachelor's degree (or higher) in a non-specified field plus seven (7) years of the required experience including three (3) years of supervisory/project management responsibilities will meet the education and experience requirements. Master's degree (or higher) in a specified field plus three (3) years of the required experience including three (3) years of supervisory/project management responsibilities will meet the education and experience requirements. LICENSE and CERTIFICATIONS: Valid driver's license and good driving record. Must obtain at least two (2) International Code Council Certifications (e.g., ICC Building Plans Examiner, ICC Fire Plans Examiner, ICC Electrical Plans Examiner, ICC Mechanical Plans Examiner, ICC Plumbing Plans Examiner, ICC Residential Plans Examiner, ICC Energy Plans Examiner, Accessibility Plans Examiner) within 18 months of appointment Salary Range $70,080.75 - $87,600.93 The salary listed on this job posting is the starting salary range; amount offered will depend upon qualifications.
