Position Summary Starlight Development is hiring a Senior Project Manager to lead the delivery of high-end, luxury single-family residential projects on Vancouver Island. This is a fully onsite role requiring hands-on leadership across all phases of construction. This role is suited for an experienced builder-operator who has successfully delivered custom luxury homes in remote or logistically complex environments. Projects may include coastal builds, access-limited sites, and properties requiring self-sufficient infrastructure and precise coordination of trades, materials, and schedules. You will be responsible for end-to-end project execution, from pre-construction through completion, ensuring alignment with design intent, budget, and timelines. This role demands ownership, strong field presence, and the ability to operate with limited oversight while maintaining exceptional standards. Key Responsibilities Project Leadership & Execution Lead projects from planning through construction and closeout Define scope, schedules, budgets, and resource allocation Drive execution on-site, ensuring daily progress aligns with milestones Luxury Residential Delivery Oversee construction of high-end, custom single-family homes Ensure exceptional quality, craftsmanship, and adherence to design vision Coordinate closely with architects, designers, and specialized trades Remote & Complex Build Management Manage projects in remote or access-limited environments Coordinate logistics including materials delivery, labor planning, and site access Anticipate and resolve infrastructure challenges (utilities, terrain, weather, access constraints) Cost, Schedule & Contracts Prepare and manage budgets, estimates, and schedules Monitor costs, approve expenditures, and maintain financial control Ensure all contracts, permits, insurance, and compliance requirements are met Stakeholder & Vendor Management Maintain strong relationships with subcontractors, suppliers, and consultants Communicate regularly with internal stakeholders and ownership Resolve issues proactively to maintain timelines and quality standards Site Operations & Team Leadership Lead on-site teams including superintendents, APMs, and field staff Ensure coordination across trades and maintain productivity on site Uphold safety standards and enforce quality control processes What You Bring 10+ years of construction experience with a strong focus on luxury single-family residential Proven track record delivering custom homes in remote or challenging environments Deep understanding of construction methodologies across wood frame, concrete, and steel Strong command of budgeting, scheduling, and cost control Ability to operate independently in a fully onsite, high-accountability environment Experience managing full project lifecycle from pre-construction to completion Strong leadership, communication, and problem-solving skills Who You Are Execution-driven: You take ownership and deliver results, not just plans Field-oriented leader: You are comfortable being on-site full-time and leading from the front Solutions-focused: You navigate ambiguity and solve complex build challenges quickly Detail-obsessed: You maintain high standards of quality and precision Resilient: You thrive in demanding environments with evolving priorities Role Details Location: Vancouver Island, BC (Fully Onsite)
