Full-time Dental, Life, Medical, Vision, Simple IRA, Employee Education Program, Professional Development $91,935.00-$102,348.00 Position Summary: The Senior Property Manager is responsible for overseeing and coordinating property management, maintenance and construction activities for the growing portfolio and team, with the goal of achieving superior leadership, operational results, first-class tenant service and financial performance. The Senior Property Manager is a resourceful team player with exceptional communication, team management and relationship-building skills. He/she is responsible for maintaining the integrity of the physical asset and maximizing the returns from the asset in accordance with the clients/1st Commercials, mission, vision, and objectives. This position will be responsible for multiple offices. Key Duties Responsibilities: Supervises- Up to (6) Property Managers, (2) Assistant Managers Team & Property Management— Promote 1st Commercial’s Vision, Core Value’s and Culture. Be the Leader and role model to the property management team. Develop a monthly mentoring program for their team. Supervises, mentors, guides and reviews all property management team members for their assigned responsibilities, either directly or through others. Participates in employee selection, training, and control, and assures that all supervised employees comply with the appropriate Property Management and employment Policies and Procedures. Manages a portfolio of properties including retail, office, and industrial product (see Property Manager job description for direct property-related responsibilities). Maintaining the physical asset— Supervises employees and contractors and assures adherence to specifications (contractual; operations manual). Conducts formal site inspections/walk-throughs of properties and buildings (interior and exterior) on a quarterly basis. Prepares recommendations for physical repairs and/or replacements. Ensures observance of health & safety regulations and regulatory requirements. Marketing Regularly evaluates market conditions and comparables and implements marketing plan. Participates in new business pitches. Provides advice to property owners on leasing strategies and tenant mix Rent management-- Supervises rent collection in accordance with policies and procedures manual. Approves and monitors rental rate recommendations for new leases and renewals based on current market information. Financial reporting and control— Reviews all monthly financial reports, operating & capital budgets and common area reconciliations for assigned team members. Approves invoices/expenditures in accordance with Property Management Policies and Procedures. Monitor’s effectiveness of rent collection procedures. Administration: Interfaces with outside professionals regarding legal, accounting, insurance, tax, and other matters, as appropriate. Ensures property files and records are maintained. Ensures adherence to Property Management Policies & Procedures. Reviews & approves leases, amendments, assignments and payment plans. Spends agreed-upon percentage of time on obtaining market knowledge, community relations, and asset evaluation. Continually improves management and technical skills. Supervise and improve the on-boarding process of new clients and accounts. Supervise and improve the on-time delivery of the Budget and CAM Rec processes. Provide support to property managers and owners on high level issues. Organizational Relationships: Be a great example of a leader and role model to their team. Develop a monthly mentoring program and career path for each member of their team. Has exceptional communication skills and ability to interact with wide range of people. Develops and maintains strong relationships with team members, clients, tenants and vendors to ensure first-class service and customer satisfaction. Interact with key clients. Oversight on their important issues (Leasing, cash flow issues, new construction, lawsuits, refi, sale). Develop a management plan designed to deliver the owners investment objectives. Monthly one to one with Supervisor Dress Code: Business attire when meeting clients. Casual Fridays. FCRG Shirts at least twice a week. Qualifications/Requirements: 15+ years commercial property management experience. 5+ years of supervisory experience. Setup of 10 new property management accounts in the last 24 months. Personally prepared 30+ Budgets and CAM recs during the last 5 years. Negotiated 50+ renewals or new leases in the last 5 years. Provided the scope of work, reviewed bids, and supervised 10 construction projects in the last 36 months. CPM plus CSM, CCIM or equivalent designation. California real estate brokers license. B.A Degree (Management, Finance or Real Estate). Clean valid driver’s license and insurance.
