Description

Gold Leaf Property Investments is a growing, active property group based in Rugby with over 80 multi-let properties around England and Wales and several development projects ongoing at any time. From the purchase of a single flat shortly before the millennium the group assets now exceed £60M. The target is to reach £100M by 2030.
We are recruiting for someone to help develop and grow the business while managing the existing property management team. . The role ideally suits a highly competent and experienced commercial property porfessional , well educated or “QBE” but this person will have an extra spark, he/she will not be satisfied by overseeing well the status quo but will wish to be part of the drive forward;. The role is most definitely not straightforward property management. We do not manage property for 3rd parties and our business model is to purchase, transform and sell. This process typically takes 3-5 years. The essential function is to manage the changes that will drive improvement in asset value. Most of the properties are commercial and multi-tenanted so the role will be varied and include much commercial property management during the journey of each project, but much more so to include dealing with planning applications, working with contractors throughout any build or re-development process, handling maintenance & repair issues, arranging leases, managing service charges, dealing with lease renewals, lease breaks, rent reviews, inspecting properties, arranging access, running maintenance contracts and dealing with tenant enquiries and complaints. the key applicant will be able to manage, organise and progress multiple tasks, ; you will have the ability to read reasonably complex legal/contractual documents and develop an understanding of them over time.
The successful candidate will become a key member of our team, he/she will get a strong sense of personal satisfaction from seeing the company run smoothly and watching his/her portfolio grow and change. The role is largely 9-5 office based but a modest amount of travel to the properties should be expected, perhaps 3/4 (possibly long) days a month on the road.

ESSENTIAL SKILLS & EXPERIENCE:

  • MRICS qualification (or working towards) is desirable but not essential
  • Extensive experience in property management, preferably in the retail sector.
  • Proven experience in managing large, complex property portfolios.
  • Strong understanding of leasehold management, financial analysis, and budgeting.
  • Excellent communication and interpersonal skills particularly relating to retaining a happy and productive team
  • Proactive and results-driven with strong multitasking abilities.
  • Leadership experience, including managing or mentoring junior staff.
  • Knowledge of property management software and systems.
Responsibilities

KEY RESPONSIBILITIES:

  • Oversee a team of property managers running individual portfolios of commercial properties and developments.
  • Develop and implement asset management plans to maximize the value and return on investment of properties.
  • Manage some properties directly
  • Oversee tenant relations, including lease renewals, rent reviews, and dispute resolution.
  • Lead and mentor junior team members, providing support and guidance.
  • Contribute to business development.
  • Stay updated on relevant legislation, regulations, and industry best practices.
