Description

We are seeking an experienced and dedicated Senior Property Manager to oversee our property management operations in multiple portfolios across Edmonton. The ideal candidate should have 2+ years in a similar roll and will possess a strong background in property management, with a focus on enhancing tenant satisfaction and maximizing property performance. This role requires a proactive leader who can effectively manage relationships with tenants, vendors, and staff while ensuring compliance with all relevant regulations.

SKILLS

  • Proficient in RTA regulations and practices related to affordable housing.
  • Strong understanding of landlord-tenant law.
  • Strong conflict management abilities to handle tenant disputes effectively.
  • Familiarity with PMS preferably Yardi (Computerized Property Management Systems).
  • Solid administrative experience, including data entry, filing, and office organization skills.
  • Exceptional phone etiquette for professional communication with tenants and vendors.
  • Background in real estate administrative tasks is preferred, along with customer service experience in a property management setting.

Responsibilities

· Provide routine coaching and feedback to team members, including Leasing Agents and site staff.
· Oversee the performance and development of junior and/or assistant property managers.
· Lead the planning and implementation of portfolio-wide initiatives, including sustainability projects and capital improvements
· Perform market comps, analyze rental market trends, and make recommendations on pricing strategies and unit improvements to maximize occupancy
· Develop and monitor KPIs, providing regular reports and insights to the Director of Properties or executive team.
· Ensure compliance with all municipal, provincial, and federal regulations, including building codes, rental legislation, and health & safety standards.
· Collaborate to establish budgets, variance analysis, and long-term financial forecasting.
· Review and approve large vendor contracts and service agreements, ensuring scope, cost, and timelines align with organizational priorities.
· Lead and participate in the transition of new developments from the construction team over to the operations team
· Represent the company in meetings with external stakeholders, such as government officials, housing agencies, or community organizations.
· Drive innovation and process improvement, identifying areas where technology or procedural updates could improve tenant experience, reduce costs, or improve operational efficiency.
· Accept all calls from tenants & rental inquiries and deal with their questions, comments, maintenance requests and concerns
· Document and address service requests & pest control concerns Follow-up with tenants following pest control inspections and treatments to ensure pre and post treatment compliance
· Follow up with tenants after repairs have been completed in a suite to make sure all issues have been resolved
· Complete weekly on-site meetings to ensure company standards are met, maintenance & cleaning assignments are progressing, and turnover suites are on-schedule
· Attend annual suite inspections with the General Manager Facilitate work to be completed by other contractors
· Draft and hand out notices (including written notice to enter)
· Ensure timely rent collection and that tenant files & ledgers are up to date at all times
· Collect rent payments and write receipts, if necessary, deposit rent cheques and ensure all collections, NSF reimbursements, fees, and charges are properly documented and accounted for.
· Complete lease renewals and maintain no more than the annual MTM target ratio within the portfolio
· Submit rental subsidy claim forms for tenants
· Advertise for upcoming rental availabilities
· Assist leasing agents with scheduling and completing showings and leasing signings
· Complete move-out inspections & assist with move-ins as needed Assist with annual budget forecasting & analysis and complete
· Cost comparisons to ensure budgets are met Submit rental subsidy claim forms for tenants
· Assist in organizing snow removal, lawn care and weekly cleaning of common areas
· Assist in scheduling suite cleaning, painting, repairs and carpet cleaning following all move-outs
· Prepare a statement of account after a tenant moves out
· Update intercoms and analyze security video footage as needed Prepare files for submission to collections or RTDRS
· Deal with any issues that may need to go to Residential Tenancy Dispute Resolution Services
· Be on call at scheduled times in order to deal with any tenant and/or building emergencies
· Have regular communication with other Leston Holdings contractors, employees and managers
· Assist with construction monitoring and management during repair and renovation projects
· Pick up and deliver materials and supplies as required
· Participate in the compilation of Leston Holdings’ corporate policies and procedural guidelines
