SKILLS, KNOWLEDGE AND EXPERIENCE

Property Management Licence essential.
Minimum of 2-3 years’ experience in Property Management
OMC experience beneficial but not essential
Dealing with the implementation of site systems and services strategically within new and existing developments.
Ensure efficient, reliable, high-quality deployment of site maintenance and utility operations.
Previous experience in a customer facing role.
Ability to prioritise with good decision-making skills.
Have advanced problem-solving skills with a solution focussed mindset.
Establish and manage relationships with contractors to ensure quality and compliance of works in line with company policy and guidelines.
Must have strong financial awareness to manage costs & budgets across a number of sites.
Excellent awareness and quality management of Health & Safety.

Responsibilities

THE ROLE / LOCATION

Fantastic opportunity to join the leading Private Rented Sector Lettings & Management Team in Ireland and become established in a sector of Property Industry that benefits historical stability & consistent years of growth.
The role would join a Block Management Team within the PRS Lettings & Management Team, managing communal areas & related services of a diverse portfolio of developments all over Dublin owned by large Commercial Landlords and Investment Funds.
As a client facing role, relationship management & people skills are key. Establishing and maintaining productive and pleasant working relationships with a wide range of parties to liaise. Collaborating with other the Property Managers & Colleagues on the wider Savills Teams, Clients, Contractors & Development Residents.
The managed portfolio is made up of high-end new builds delivered in the last 2 - 4 years which include extensive Amenity Spaces, gyms, cinema rooms, games rooms, tenant lounges roof terraces, bookable spaces and site staff. This has brought a hospitality element to the management of PRS sites that the candidate should understand.
The candidate must be able to manage a fast-paced environment whilst maintaining high standards of professionalism, financial control, and compliance with health & safety legislation. The role is best suited to those who can work to their own initiative as well as part of a team - collaborating with the agents on the tenancy side to ensure the sites are serviced to standard with a solution focussed, can do, positive approach.
Strong understanding of budgets, financial management & facilities is required as well as planned preventative & reactive maintenance of soft and hard services, and improvement projects. The role also includes but is not limited to tendering, contract negotiation, security, H&S, energy management, ESG initiatives & administration.
You will support and be provided with support from the PRS Common Area Management Team

KEY RESPONSIBILITIES

Ability to understanding each individual client and mandate to manage operations across designated developments successfully
Ensuring developments are kept at the required level by Savills and the Client.
Management of contractor related documentation and delivery (tendering/health & safety / SLA/ SOP’s /financial/ reporting etc.)
Serving as a Savills representative and leading at Client Meetings.
Management of site Inspections of managed developments.
Budget tendering / preparation / operation / delivery.
Ensure Health and Safety actions identified in Audits are implemented in a timely manner.
Generating new ideas for cost savings and further developing site sustainability.
Periodic Reporting (Monthly, Weekly, Adhoc) with the support the central management team / client.
Certain Helpdesk Support Required Out of Hours
Adaptable to processes, systems, policies and legislation
