Description

SENIOR QUANTITY SURVEYOR

International multi-disciplinary Tier 1 construction company looking to hire an additional Senior Quantity Surveyor for their Warrington based head office - to commercially manage regional Construction projects.

REQUIREMENTS FOR SENIOR QUANTITY SURVEYOR

Education

  • A Bachelor’s degree (or equivalent HND/HNC) in Quantity Surveying, Commercial Management, or a related construction discipline.
  • Ideally, RICS (Royal Institution of Chartered Surveyors) chartered status or working towards it.

Experience

  • Proven relevant industry experience - minimum 6 years - in a commercial functions (quantity surveyor), with a strong track record of successful project delivery.
  • Experience with various forms of contract, especially NEC3/NEC4 and JCT.
  • Experience in the relevant sector (e.g., civil engineering, building, infrastructure) is highly desirable.

Technical

  • Strong numerical and analytical skills with meticulous attention to detail.
  • Proficiency in Microsoft Office Suite, particularly advanced Excel skills.
  • Familiarity with relevant surveying software and cost databases.
  • Solid understanding of construction methods, materials, and processes.

Soft Skills:

  • Excellent written and verbal communication and presentation skills.
  • Strong negotiation and influencing abilities.
  • Exceptional organisational and time management skills, with the ability to manage multiple priorities and meet tight deadlines.
  • Commercial awareness and a keen business acumen.

Other Requirements:

Responsibilities
  • Cost Management:
  • Preparing, submitting, and agreeing monthly applications for payment with clients.
  • Assisting with initial budget preparation and ongoing budget management.
  • Maintaining a comprehensive Cost Plan, including forecasting and tracking subcontractor liabilities.
  • Producing monthly commercial reports, Cost Value Reconciliations (CVRs), and cash flow forecasts.
  • Supporting Project Managers in identifying, quantifying, and mitigating cost and value risks.
  • Contractual Management:
  • Working closely with Project Managers, Site Managers, and on-site teams to ensure projects are delivered on time, within budget, and in full compliance with contract principles (often NEC contracts in the UK).
  • Preparing subcontract documentation, including negotiation of scope, terms, pricing, and programme.
  • Managing subcontract work packages, including interim assessments, payment processes, and change control.
  • Issuing commercial notices (e.g., Early Warning Notices, Compensation Event Notifications) to clients and subcontractors in line with contractual requirements.
  • Managing project changes in a timely manner, including preparing Compensation Event Quotations.
  • Handling claims and disputes efficiently, aiming to minimise financial risk.
  • Supporting final account documentation and project close-out reviews.
  • Stakeholder Relations:
  • Building and maintaining strong relationships with clients, subcontractors, and other stakeholders.
  • Liaising with other departments such as Planning, Finance, and Engineering.
  • Attending client and subcontractor meetings, including progress and risk reduction discussions.
  • Operational Support:
  • Coordinating with operational and engineering teams to ensure robust site records.
  • Scheduling labour resources in coordination with Project Managers.
