JOB OVERVIEW

We are seeking a detail-oriented and analytical Real Estate Analyst to join our dynamic team. The ideal candidate is a key contributor to the firm’s investment, asset management, property management, and portfolio management functions. This position is responsible for delivering insightful, data-driven analysis that supports strategic decision-making across the real estate lifecycle. This role is essential in providing insights that drive investment decisions and enhance our portfolio’s performance.

REQUIRED SKILLS/QUALIFICATIONS:

  • Bachelor’s degree in Business, Finance, Real Estate, Economics, or a related field required; Master’s degree or an industry-recognized designation is a plus.
  • 3-5 years of relevant commercial real estate industry experience, preferably within the areas of asset management, acquisitions, appraisal, development, or leasing.
  • Strong analytical/quantitative skills and attention to detail
  • Strong knowledge of, and experience with, financial modeling and analysis tools including Argus Enterprise and Microsoft Excel. Experience with CoStar or Yardi is a plus.
  • Knowledge of financial concepts (IRRs, NPVs, NERs).
  • Team player with strong time management, critical thinking, writing, and interpersonal skills.
  • Self-starter attitude matched with the ability to organize, multi-task, and prioritize to meet critical deadlines and work in an agile, entrepreneurial environment.
  • Strong work ethic with a willingness to learn and develop as a real estate professional.
  • A well-rounded and diverse understanding of the Canadian real estate market, with experience in a wide variety of asset classes and geographic sub-markets.

Responsibilities

Investments

  • Assess and underwrite investment opportunities by creating and maintaining detailed financial models.
  • Collaborate with senior leadership to identify and evaluate new investment opportunities.
  • Support due diligence efforts by reviewing financial statements, leases, property reports, and third-party documents.
  • Assist in the preparation of investment summaries, investment memorandums, and other reports for internal and external stakeholders.
  • Compile and manage data room information, draft disposition summaries, and perform financial analysis.
  • Maintain internal databases, track pipeline deals, and ensure accuracy of key investment metrics.

Asset Management

  • Provide analytical support for new lease and renewal negotiations, and contemplated capital enhancement projects.
  • Monitor asset performance by analyzing operating metrics, variances, compare actual results against underwritten projections, and budget-to-actual performance.
  • Identify opportunities to optimize asset performance through strategic leasing, capital improvements, and cost management.
  • Support quarterly and annual asset valuation processes for reporting to investors and senior management.
  • Analyze and provide opinions on external appraisal assumptions and/or values. Conduct internal valuations when necessary.
  • Participate in the preparation of quarterly and annual reporting packages for investors and senior management.

Portfolio Management

  • Maintain fund performance and allocation summaries.
  • Using Argus, forecast future returns and cashflows.
  • Canvas AM, PM, Investments, and Finance departments to better understand user outputs.

Other

  • Assemble economic, market and industry research and conduct trend analysis for various Canadian markets and real estate sectors.
  • Mentor and provide guidance to junior analysts.
  • Stay informed on industry trends, market conditions, and regulatory changes impacting real estate investments.
