POSITION SUMMARY:

We are seeking an experienced Senior Real Estate Analyst with specialized expertise in commercial, residential, and high-rise development projects. This role involves performing in-depth financial and market analysis, development feasibility studies, and investment evaluations to support acquisition, development, and portfolio management decisions. The ideal candidate will have a strong track record working on complex mixed-use and high-rise developments and will be a strategic partner in maximizing project returns. Project and structure financing and manage external financing relationships/communications.

QUALIFICATIONS:

  • Bachelor’s degree in Real Estate, Finance, Urban Planning, Business, or a related discipline.
  • Minimum 5-7 years of hands-on experience analyzing commercial, residential, and high-rise real estate developments.
  • Expertise with complex financial modeling in Excel, including development pro formas and sensitivity testing.
  • Strong knowledge of zoning, land use regulations, and entitlement processes relevant to high-rise and mixed-use developments.
  • Demonstrated ability to interpret market data and apply it strategically to development planning.
  • Excellent communication skills, both written and verbal, with proven ability to deliver clear and persuasive presentations.
  • Ability to manage multiple projects simultaneously, prioritize workload, and meet deadlines in a dynamic environment.
  • Experience working with external lenders, structuring finance facilities and interpreting legal and banking documents.
Responsibilities
  • Development Feasibility & Investment Analysis:

Build and maintain detailed financial models for commercial, residential, and high-rise projects including pro forma statements, development budgets, and phased cash flow projections. Evaluate project viability using metrics such as IRR, NPV, cash-on-cash return, and sensitivity analyses.

  • Market & Site Analysis:

Conduct thorough market research on demand drivers, comparable properties, absorption rates, rental/sales trends, and demographic shifts across commercial and residential sectors. Evaluate zoning, land use, and regulatory constraints relevant to high-rise developments.

  • Due Diligence Coordination:

Support due diligence efforts by reviewing third-party reports (appraisals, environmental, structural), assisting legal teams, and liaising with architects, engineers, and municipal authorities to assess project risks and timelines.

  • Portfolio & Asset Performance Monitoring:

Analyze the financial and operational performance of current assets, focusing on lease renewals, rent escalations, capital expenditures, and disposition opportunities within both commercial and residential holdings.

  • Strategic Reporting & Presentation:

Prepare investment memoranda, project status updates, and executive presentations that clearly communicate complex data and strategic insights to senior leadership, investors, and partners.

  • Collaboration & Leadership:

Work cross-functionally with acquisitions, development, finance, and property management teams.
