Description Integrity | Accountability | Respect | Relationships | Inclusivity | Vision | Empathy General Purpose Under the direction of the Executive Vice President, the Regional Manager (RM) is responsible for all phases of operating the properties in their portfolio, including but not limited to the general administration and maintenance; to direct and supervise all personnel and resources to achieve the fiscal goals of the Company while maintaining the property in good physical condition. Essential Duties/Responsibilities · Lead the Property Management operations and performance for the respective territory. · Continually monitor property operating and financial performance through the year. On an ongoing basis, develop and implement adjustments to strategic and operating plan, as appropriate. · Create activities to ensure that the operating plan is being carried out and the Company’s objectives and Core Values are being satisfied regarding property maintenance, resident service, supplier/contractor relations, competitive pricing of goods and services, staff development, and other property management disciplines. · Review individual property position and performance compared to competitors. Work with Regional Managers and Property Managers to analyze effective rental structure at all assets. · Ensure that the Company policies and procedures, metrics, systems, best practices, management structures, management reporting systems, compensation systems, use of information technology, and training programs are consistently enforced to comply with the Company Standards. · Partner with Marketing to obtain optimum traffic generation to ensure leasing and occupancy goals are achieved. · Ensure payroll, accounts payables, compliance depot, resident referrals, new vendor have required approvals. · Review and approve monthly Reports and ensure the Regional Managers are approving the required Yardi reports. · Financial Performance Requirements Experience: · Minimum 8 years in the real estate or sales industry, with a minimum of 5 years as a key manager in property management · 5+ years management experience Education: · High school diploma or equivalent · College degree preferred, but not required · Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
