Main responsibilities: Lead a region-specific property management team responsible for overseeing Albertsons Companies’ real estate assets within assigned banners and divisions, ensuring the achievement of financial goals and operational performance objectives. Main Responsibilities People Management: Mentor and coach regional team members, communicate regularly to build trust, foster a safe environment for open expression, conduct meetings for team development, monitor progress towards goals, advise on hiring and staffing changes, and participate in performance evaluations. Property Inspections: Conduct or attend property inspections, ensuring a clear plan is followed, goals are met, and findings with next steps are documented and actionable. Operational Support: Drive operational excellence for ACI properties within a regional hub. Develop strategies to achieve Fiscal Year goals by creating a detailed action plan with clear success metrics. Align initiatives with company directives, goals, and compliance objectives. Facilitate collaboration by ensuring the team effectively supports divisional Operations Teams. Liaison: Coordinate and collaborate with Division Finance and Real Estate Processing Teams on PM Guidance, Division Projections, and Forecast planning objectives. Serve as the primary point of contact for external business partners, ensuring seamless communication and effective coordination. CAM Reconciliation: Oversee the timely approval of Landlord budgets promptly and provide necessary guidance. Monitor regional CAM Director property needs to ensure full team support, budget alignment, and reasonable CAM spend. Assess tenant accounts to ensure adherence to collection processes. Collaborate with accounting personnel to ensure accurate payment of Base Rent and NNN expenses by ACI. Process Improvement: Ensure the QuickBase platform is updated promptly as directed by PM Leadership. Process waiver requests efficiently and according to standard procedures. Meetings and Compliance: Lead team meetings following Meetings with a Purpose protocols. Ensure compliance with Company values through Living Our Purpose protocols. Adhere to Anchor Day practices and support Presence with a Purpose activities. We are looking for candidates who possess the following: Education: Bachelor’s degree with emphasis on real estate, lease management, property management or general business preferred and/or, 5 to 7 years of previous experience in real estate accounting, property management and/or lease administration. Manage People Effectively: Leverage extensive experience in people management, fostering a collaborative and productive team environment. Demonstrate Expertise: Master real estate leases, common area maintenance agreements, profit and loss statements, and financial accounting principles. Lead with Impact: Exhibit exceptional management and leadership skills, motivating and collaborating with teams to achieve outstanding results. Communicate Effectively: Possess superior written and verbal communication skills. Excel Under Pressure: Thrive in demanding environments, adeptly managing multiple obligations simultaneously. Solve Complex Problems: Identify and implement effective solutions to complex challenges. Navigate Corporate Dynamics: Proficiently interact with multiple internal business units and external partners in a corporate setting. Prioritize and Own: Maintain a strong ownership attitude, prioritizing competing issues effectively. Think Critically and Creatively: Utilize critical and creative thinking to address and resolve problems. Utilize Technology Proficiently: Expertly use lease management software and Microsoft Suite, including Excel, Word, and PowerPoint. Able to travel to perform essential functions of the position. Physical Environment Travel 25-50% to various regional locations is required. Most work is performed in a temperature-controlled office environment, often sitting for extended periods at a desk or computer terminal. Regular use of keyboards, telephones, and other office equipment. Stooping, bending, twisting, and reaching may be necessary to complete job duties.
