Description Job Type Independent Contractor (1099) — Part-Time / Project-Based / Ongoing Work Position Overview We are seeking an experienced subcontract Facilities Technician to support a portfolio of occupied childcare and commercial facilities across the region. This is not an entry-level handyman role — we are looking for a highly capable, multi-trade technician who can independently diagnose issues, complete quality repairs, and handle small projects with minimal oversight. Work is steady and ongoing, consisting of repair tickets, safety corrections, inspection items, and small capital projects across multiple sites. Ideal for a skilled independent technician or small service contractor looking for consistent, professional work. Typical Work Includes: Advanced general facilities repairs Commercial door, hardware, and access repairs Electrical troubleshooting and fixture replacement (within license limits) Plumbing diagnostics and component replacement Drywall, finish carpentry, and interior repairs Flooring and surface repairs Minor HVAC component replacement and troubleshooting Exterior and grounds repair items Playground and safety compliance corrections Inspection and licensing correction work Small scoped projects ($500–$5,000 range) Required Qualifications 5+ years commercial facilities or building maintenance experience Strong multi-trade skillset (electrical, plumbing, carpentry, finish work) Able to troubleshoot root causes — not just patch symptoms Experience working in occupied buildings Professional communication with site leaders and staff Able to quote small repairs and recommend solutions Own tools, equipment, and reliable vehicle Ability to document work performed (photos + notes) Preferred Qualifications Commercial or institutional facilities experience School, childcare, medical, or regulated building experience Licensed trade background (electrical, mechanical, or building trades) OSHA safety training Playground or safety surfacing experience Ability to handle small project scopes independently Compliance Requirements – Childcare Facilities Must pass MN DHS background study Must follow childcare safety and supervision requirements onsite Work Structure Ongoing subcontract relationship Assigned work orders + scoped projects Multi-site regional work available Flexible scheduling with priority response items After-hours work often available Combination of urgent, scheduled, and project work Compensation Competitive hourly or per-project rates Higher rates for licensed trades or specialty work Travel reimbursement available for multi-site routes Net payment terms available for established contractors
