Senior Vertical Project Manager, Discovery Builders Maui, LLC, Princeville, HI. (Multiple Position Openings Available). On behalf of a U.S.-based real estate developer and operator of private residential club communities and resorts, manage multiple high-end residential and commercial projects in the capacity of General Contractor and/ or Construction Manager to ensure each project meets organizational standards, project development requirements, and owner expectations. Provide oversight of budgets, schedules, and quality from design and plan development through construction, turnover, and occupancy. Carry out overall management of assigned construction operations, primarily including high-end residential construction and other commercial projects, as required, to include estimating, bidding, buyout, budget management, cost control, and per project profit & losses. Participate in design and plan development, provide conceptual budgeting, inform construction assemblies, and direct design team as required to provide a complete set of construction drawings that meet organizational standards and best practices. In collaboration with team members, qualify and negotiate with third-party general contractors for construction of commercial and residential projects. Work with internal and external legal parties to adopt and modify contract documents for construction contracts, buyer contracts, exhibits, and other contractual documents. Map out, refine, and create processes that suit a project’s specific needs and that manage buyer’s design process from the point of sale through occupancy. Serve as the primary point of contact with a buyer after sales, through design, construction and occupancy, responding to requests for changes, managing buyer and subcontractor or general contractor change orders, providing progress reports, walking with the buyer or their representatives at key milestones, resolving issues, and providing exceptional buyer service. Manage the construction team on a per project basis and as assigned, to include General Contractors and/or Subcontractors, field Superintendents and other project members. Qualify General Contractors’ construction management programs and ensure they serve the projects’ specific needs, if not Procore. Conduct business in a professional and ethical manner with all team members, potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company. Supervise between 1 and 5 subordinate Construction Managers. Travel periodically (less than 10% of time) to US and international locations for on-site meetings, conferences, and trainings at employer’s expense.
40 hrs/week, Mon-Fri, 8:30 a.m. - 5:30 p.m. $153,000/yr.
MINIMUM REQUIREMENTS:
Must have a minimum of a Master’s degree in Management, Construction Management, Civil Engineering, or related field at least five (5) years of experience in the job offered or as a Development Project Manager, Senior Project Manager, Project Manager, Assistant Project Manager, Project Engineer, Project Engineer-Post Grad, Assistant Project Engineer, Project Engineer Intern, or related occupation within the real estate development industry. In the alternative, will accept a minimum of a Bachelor’s degree in the above referenced fields and at least seven (7) years of post-baccalaureate progressive experience in the above referenced occupations within the real estate development industry.
Must have at least five (5) years of employment experience with each of the following required skills:
Must be available to travel periodically (less than 10% of time) to US and international locations for on-site meetings, conferences, and trainings at employer’s expense.
