Position:  Service Manager for Two Addison Place – Pooler, GA Role Overview As a Service Manager for this community, you will help provide leadership for 326 apartment homes.  You are the go-to person for all things service related, which involves coaching, scheduling, ordering, making decisions and meeting deadlines.  We purchased the community in 2021. Very competitive pay + $750/month rent discount for live-on (if desired) + bonuses + medical/dental/vision/401Kmatch + paid training + fun events **Sign-on bonus available for successful candidate** some conditions apply  Most Important Responsibilities  * Demonstrate leadership qualities and be willing to take ownership of all tasks related to maintenance and curb appeal. * Periodically inspects work performed by Service Team Members. * Oversee the make-ready process to prepare vacant apartments for move-ins. * Maintains inventory of maintenance materials and supplies. * Completes monthly preventive maintenance. * Take initiative to solve problems and manage expenses, supporting expense control programs. * Connect with the team daily to review scheduled tasks, service requests, make ready board and turn schedule. * Identify future budget needs including larger capital projects. * Ability to independently troubleshoot maintenance concerns, seek contractor assistance only when necessary and communicate action plan to your team and the residents. * Work closely with the Community Manager to communicate the mechanical/technical aspects of the community and make good decisions. * Strong attention to detail and follow-up to ensure quality of final work product. * Share your knowledge with the team to promote teambuilding.   Most Important Qualifications * Proven experience managing a team to achieve goals and objectives. * EPA required and CPO preferred. * Technical skills should include the ability to troubleshoot/repair/maintain HVAC components, appliance repair, carpentry, plumbing, electrical and all other general CRC maintenance requirements.  * Experience with vendor management, scheduling, inspections, and service contracts. * Vehicle/truck, driver’s license, emergency on-call rotation, tools. * Customer service skills a must Founded in 1965, we own and operate all of our assets and invest in the long-term value.  Certified as a Top Workplace Nationally for the past several years in a row and Top Management Company Nationwide.
