Service Manager (Maintenance Lead) – Washington, DC ($73k–$77k/year)
Location: Highbridge Apartments – 2512 Q St NW, Washington, DC 20007

Pay: $35–$37/hour

Non-Negotiable Qualifications

  • 5–7 years progressive maintenance experience in multifamily or related trade
  • HVAC Certification (CFC Universal required)
  • Demonstrated ability to troubleshoot and repair advanced systems
  • Supervisory experience with direct reports in a skilled trade setting
  • Knowledge of preventive/predictive maintenance systems
  • Familiarity with REALPAGE/Onesite
  • Prior safety enforcement track record
  • Strong financial acumen in service expense and vendor managemen

  • Valid driver’s license and reliable transportation
  • Basic trade tools required
  • Ability to handle emergency calls as neede

Responsibilities

Steelhead Management is looking for a skilled Service Manager to oversee all maintenance operations at Highbridge Apartments in Georgetown. The Service Manager ensures that resident satisfaction, safety standards, and asset performance are consistently upheld. This role requires a technical expert who thrives in a leadership capacity while maintaining a hands-on approach to service excellence.

Key Responsibilities

  • Partner with the Property Manager to execute all maintenance functions
  • Lead maintenance team with coaching, scheduling, and performance oversight
  • Manage preventive/predictive maintenance programs
  • Troubleshoot and repair complex HVAC, electrical, plumbing, and mechanical systems
  • Enforce OSHA and safety standards across all operations
  • Manage service budgets, inventory, and vendor relationships
  • Handle resident concerns with professionalism and timeliness
  • Conduct daily inspections of property systems and features
