Description Overview: Join us and become part of the Cook Family. We are looking for a Service Technician (Grounds Crew) to help support our growing business. Cook Properties is New York State’s largest owner and operator of manufactured housing communities. Our portfolio includes 100+ manufactured home parks totaling 7,000 pads. We also own and manage 200,000+ square feet of commercial, retail, and office space, along with 2000 self-storage units. What you’ll get to do: As a Service Technician (Grounds Crew), you will- Completing work orders in a timely fashion and following all maintenance processes and procedures Maintain and clean all grounds including picking up trash/getting trash dumpsters ready for pickup Operate and transport heavy equipment and trailers Installing or repairing gravel driveways and walkways for new homes Repairing asphalt driveways and roads, sealing Spreading topsoil, seed and straw for new home lots or repairs to grounds damage from vehicles, plowing and excavation Snow plowing in the winter months, lawn mowing in the summer months Tree clean ups and removals, chainsaw operating and heavy equipment operating. Clean out vacant/abandoned homes Tracking time spent at sites in our property management software Following a preventive maintenance program and performing routine preventive maintenance Tracking and maintaining material and supply inventory Overseeing work performed by outside contractors as necessary Adhering to customer-service standards Maintaining a safe and healthy work environment by following standards and procedures; complying with legal codes and regulations Ensuring all equipment is in good working order and stored properly Performing regular property walk-throughs to ensure the quality of the community is being upheld Serving as a member of the service team, fostering a spirit of cooperation and teamwork amongst all departments and communicating effectively with all employees Serving notices and lease violations as needed to residents of the community Updating job knowledge and competence by participating in educational opportunities; reading technical publications Follow job-related safety regulations as prescribed by training guidelines. Requirements Qualifications: What we seek - Comfortable with outside work 80 – 90% of the time in all seasons Day travel amongst several communities All paperwork done via tablet and cell phone High School Diploma, preferred 2+ years’ experience working in grounds, maintenance or construction Interested in working in a Property Management company Valid Driver’s license and acceptable driving record required. Organization and time-management skills to prioritize tasks and manage timelines.
