POSITION OVERVIEW:
The Project Manager (PM) will lead the multi-discipline project team with advanced degrees of direct and indirect project responsibilities in telecommunications site development, including new site development and modifications to existing facilities. Direct project responsibilities will include personnel management, financial management, business development and project reporting. Personnel management will focus on leadership and production. Financial management will focus on project-level budgeting and P&L. Business development will focus on building strong client relationships and interactions, as well as identifying new opportunities and sales of services.
TECHNICAL SKILLS AND SOFTWARE:
Proficient in Microsoft Office Suite
Experience with project management tools is a plus
Salesforce experience is preferred
EDUCATION AND QUALIFICATIONS
Bachelors, or Associates Degree preferred
5+ years in telecommunications site development
Proven track record of success on multiple telecommunications projects and multiple client settings
Practical knowledge of all telecommunications site development disciplines, including site acquisition, land use, construction management, RF, environmental, engineering, and general contracting services
Professional and applicable understanding of project management principles
Professional and applicable knowledge of financial reporting of project results
Strong written and oral communications skills, including public speaking and presentation

KEY RESPONSIBILITIES:
Program and Project Leadership and Execution:
Lead project team(s) to achieve successful, on-time, accurate, and efficient completion of projects according to specifications
Anticipate and proactively address potential project and team challenges, delivering actionable solutions to the BUL Director before issues escalate
Maintain a high level of accountability and ownership in all aspects of the project(s), ensuring consistent alignment with business objectives
Lead and oversee the multi-discipline project team, managing daily operations and delegating responsibilities
Manage and support the various inter-project disciplines including but not limited to the Site Acquisition team in reviewing and negotiating various types of agreements (i.e. Lease, License, Amendments, Easements, etc.), Zoning & Permitting team to provide a comprehensive Zoning
Analysis to evaluate and submit for proper entitlements to obtain required zoning and permitting approvals, as required
Collaborate with engineering and construction departments to review site designs and ensure alignment with project requirements and regulatory standards before construction begins
Oversee proper handoff of completed design packages to the construction team, ensuring all necessary documentation, permits, and approvals are in place
Serve as the main liaison between project teams and clients, addressing project status, scope, and opportunities
Represent the project team in internal and client meetings, providing operational and financial project status updates
Oversee the team who identifies and addresses potential issues including but not limited to project scope, zoning, lease terms, construction, and regulatory factors
Conduct and coordinate file audits on existing telecommunications sites, reviewing all legal, design and entitlement documentation to define scope
Collaborate with construction, land use, engineering, RF, and project management teams to ensure compliance and executing on targeted forecast dates
Oversee due diligence processes to ensure regulatory and legal compliance
Evaluate and mitigate project risks, including project viability and timeline delays, and proactively work with project team and/or client to address
Provide self-perform support, as required, where needed to meet internal and external deadlines and targets
Communication:
Team Communication: Establish and maintain regular communication channels within the team, such as daily check-ins, weekly meetings, or project updates, to ensure alignment of tasks, goals, and priorities
Executive Updates: Provide timely and accurate updates to executive management on project progress, team performance, and any emerging risks or opportunities
Information Flow: Act as a central point of communication, ensuring critical information is disseminated efficiently between team members and leadership to support informed decision-making
Proactive Issue Reporting: Identify potential challenges or delays and communicate these proactively to the team and executive management, along with recommended solutions or mitigations
Financial Oversight and Profitability:
Full ownership and accountability of the projects financial cycle, including revenue recognition, P&L, budgeting, forecasting, PO management, unbilled accounts, and receivables
Monitor and manage all financial aspects of the Project, including monthly, quarterly, and annual revenue forecasting, subcontractor costs, internal direct labor, and overall P&L, with a Gross Margin target of 45%
Assess and fully understand financial projections and identify potential issues or risks in the budget, proactively addressing them with the BUL Director to maintain financial health and executing on forecasted targets
Business Development and Client Relations:
Identify and act on sales opportunities with existing clients to expand and grow existing programs
Build, cultivate and maintain strong client relationships, continuously enhancing service delivery and client satisfaction
Process and Team Development:
Drive internal process improvements through people, processes, and technology to enhance team efficiency and project delivery
Work with the BUL Director, and/or the Vice President of PMO & Innovation to identify and implement process improvements to streamline project workflows and increase internal efficiencies (e.g., Project Dashboard creation, client database process optimization, etc.)
Continuous Improvement: Coach, manage, and develop project team members through regular meetings, addressing resource needs, performance issues, growth opportunities, fostering a high-performance culture and team atmosphere within the unit
Staffing
Ensure proper project staffing by assessing resource needs and coordinating with HR to onboard internal team members or recruit external 1099 contractors and subcontractors, as necessary
Manage and evaluate staffing options for projects, including identifying skill gaps, interviewing potential hires, and overseeing the selection of qualified sub-vendors to meet project demands and maintain quality standards
Onboarding Coordination and Training:
Develop and implement onboarding plans for new employees, staff, and sub vendors, ensuring they understand company policies, processes, and project-specific requirements
Training Delivery: Provide or coordinate comprehensive training programs tailored to the roles and responsibilities of new team members and sub vendors, focusing on operational tools, workflows, and quality standards
Ongoing Support: Serve as a resource for new and current project team members by addressing questions, providing guidance, and ensuring they have the tools and knowledge necessary to succeed in their roles
Performance Integration: Monitor and evaluate the progress of new hires and sub vendors during the initial stages of their assignments, offering feedback and additional training to ensure smooth integration into the team
Knowledge Sharing: Facilitate knowledge transfer by connecting new hires with experienced team members and providing access to relevant resources, documentation, and best practices
Data Management and Reporting:
Ensure accurate data entry, tracking, and management of all project-related information within the customers required database(s), inRanges Sitetracker platform, or other company-required systems
Generate specific reports to manage and monitor all project and financial aspects effectively
Travel and/or Site Visit Requirements:
Must be willing to travel as needed for client meetings or site visits
OTHER DUTIES AND SKILLS:
Maintain continuous awareness and knowledge of the status of all projects
Attend internal and external status meetings, with flexibility in work environments, as needed
Conduct site visits to gather existing conditions and train team to efficiently complete site visits
Seek guidance and take direction from other project team members
