JOB POSTING: SITE SUPERINTENDENT – NEW CONSTRUCTION (10+ YEARS’ EXPERIENCE)

Position Overview: We are seeking an experienced Site Superintendent – New Construction to join our team. This role is responsible for the on-site management of new construction projects, ensuring that all work is completed safely, on schedule, and in accordance with VPAC’s high standards of quality and documentation. The ideal candidate has at least 10 years of experience leading multi-family residential or commercial construction projects.

QUALIFICATIONS:

  • Minimum of 10 years’ experience as a Site Superintendent managing new construction projects.
  • Proven ability to manage multi-family residential and/or commercial construction projects from start to finish.
  • Strong leadership, communication, and problem-solving skills.
  • Proficiency with Procore, Smartsheet, and Microsoft Office Suite.
  • Comprehensive understanding of construction contracts, schedules, and budgets.
  • Knowledge of WorkSafeBC regulations and commitment to safety.
Responsibilities

DUTIES:

  • Drive construction progress, proposing and implementing solutions to keep projects on schedule and within budget.
  • Be on-site during all active work, with hours of operation determined by project needs.
  • Complete and submit daily logs of work performed, manpower, safety issues, etc., via Procore.
  • Monitor and report contractor performance daily relative to VPAC’s construction schedule.
  • Lead Monday morning meetings with VPAC trades and labour to set daily directions and goals.
  • Prepare and manage weekly deficiency and to-do lists, ensuring timely resolution.
  • Capture and upload daily progress photos to Procore.
  • Proactively address quality issues before further work proceeds.
  • Act as on-site Safety Director, ensuring subcontractor compliance with WCB requirements (or collaborate with a dedicated Safety Officer if applicable).
  • Schedule all City, Consultant, and Special Inspections in alignment with project requirements; review reports and address issues before subsequent inspections.
  • Ensure all final inspection requirements and documentation are in place to meet occupancy targets.
  • Resolve on-site issues by proposing and implementing solutions with clear timelines.
  • Maintain all site documentation in Procore, including drawings, reports, inspections, safety logs, timesheets, and correspondence.
  • Coordinate and prepare as-built drawings.
  • Manage daily project correspondence to ensure timely resolution of issues.
  • Log and distribute all project documents (e.g., drawings, specifications, shop drawings, change orders, site instructions, consultant reports, test results, RFIs).
  • Contribute to design problem-solving by providing value-added insights (while deferring design responsibility to the appropriate team).
  • Ensure only current “For Construction” drawings and specifications are distributed to site personnel and subcontractors.
  • Review and update the weekly schedule.
  • Attend and minute weekly meetings with trades, consultants, and clients as needed.
  • Attend Client/Consultant site meetings.
  • Assist with coordinating occupancy and substantial completion certificates.
  • Support the Project Manager in expediting trades and suppliers.
  • Notify the Project Manager of any major disputes with subtrades or suppliers.
  • Perform other site work as required.
