Education:

Experience:

Responsibilities

The Specialist Affordable Housing is responsible for completing all administrative activities related to Affordable Housing program compliance for a portfolio of assigned communities. This position will follow our hybrid schedule out of our San Jose regional office, with four days in the office per week. You must also be available for in-person meetings at local apartment communities (as necessary).

  • Completes income certifications for affordable residents prior to move-in, renewal and/or anniversary date, as required, verifying income using sources that include but are not limited to supporting income documentation, executed income verification forms, and lease paperwork. Travels to local communities as needed to facilitate and schedule manual or paper certification support and review.
  • Responds to internal and external inquiries regarding AVB’s affordable housing program and provides guidance to on-site staff regarding new lease-ups to ensure compliance with program.
  • Responds to audit inquiries, including providing supporting documentation and following up to address open items, including engaging directly on-site when necessary.
  • For households requiring recertification, generates monthly renewal letters for distribution by RS on-site and coordinates with RS to confirm renewal rental rates, including confirming jurisdictional rules regarding rent increases.
  • Coordinates Housing Assistance (Section 8) documentation for move-in and renewals, which includes effective communication with Housing Authority and on-site leasing office for rental amount, community information, and lease begin date negotiation.
  • Manages the waitlist process, inviting applicants as necessary to fill vacancy, ensuring the accuracy of the waitlist, and maintaining compliance with applicable program guidelines.
