POSITION OVERVIEW:

The Staff Accountant (Sales Tax & Lease Accounting) is responsible for ensuring accurate accounting, compliance, and reporting related to sales and use tax obligations and lease arrangements (both operating and finance leases, including sub-leases). This role supports monthly close, reconciliations, and compliance processes, working closely with the Tax Manager, Assistant Controller, and operational departments.

EDUCATION AND EXPERIENCE REQUIREMENTS:

  • Education: Bachelor’s degree in accounting, Finance, or related field required. CPA or progress toward CPA preferred.
  • Experience: 2–4 years in accounting, with focus on sales tax compliance and/or lease accounting. Public accounting or construction/real estate industry experience strongly preferred.

KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:

  • Solid understanding of GAAP, ASC 842 lease accounting, and multi-state sales/use tax rules.
  • Proficiency with ERP/accounting systems (e.g., Viewpoint Vista, Sage, JD Edwards, or equivalent).
  • Advanced Excel skills (pivot tables, lookups, reconciliations).
  • Strong analytical and problem-solving ability.
  • Detail-oriented with high degree of accuracy.
  • Ability to manage multiple deadlines in a fast-paced environment.
  • Excellent written and verbal communication.
  • Accuracy and timeliness of sales/use tax filings.
  • Completeness of lease accounting schedules and reconciliations.
  • Audit readiness and support effectiveness.
  • Contribution to month-end close timelines.
  • Demonstrated compliance with GAAP and company policy.

PHYSICAL REQUIREMENTS:

Responsibilities

Sales & Use Tax

  • Prepare, review, and file multi-state sales and use tax returns (monthly, quarterly, annually).
  • Research taxability of construction services, equipment, and materials across jurisdictions.
  • Maintain tax rate tables and monitor state/local regulatory changes.
  • Assist with sales tax audits, providing schedules, reconciliations, and documentation.
  • Record sales/use tax accruals and reconcile liability accounts monthly.
  • Coordinate with Procurement and Accounts Payable to ensure correct sales/use tax treatment on vendor invoices and job costs.

Lease Accounting

  • Maintain lease accounting schedules in compliance with ASC 842 (operating leases, finance leases, sub-leases).
  • Record journal entries for lease liabilities, right-of-use (ROU) assets, amortization, and interest.
  • Track and reconcile monthly rent, common area maintenance (CAM), and property tax pass-throughs.
  • Support review of sublease agreements; record sublease income and related improvements under GAAP.
  • Collaborate with Contract Manager and Real Estate/Facilities to ensure lease data is complete and up-to-date.
  • Assist in evaluating lease modifications, renewals, and impairments.

General Accounting

  • Support month-end close through reconciliations, journal entries, and variance analysis.
  • Assist with preparation of financial statements and supporting schedules.
  • Ensure compliance with internal controls, SOX-equivalent policies, and GAAP.
  • Collaborate with external auditors and provide requested documentation.
  • Identify process improvements and contribute to automation of tax and lease reporting.
