JOB DESCRIPTION – SUPERINTENDENT FOR APARTMENT BUILDINGS

We are working for an individual who works well independently and within a team. The ability to clean to standard and interact with tenants professionally is imperative. JOB SUMMARY:

The Superintendent lives on site and participates in a collaborative work environment and contributes to the maintenance, security, and safety of the buildings and property. They market the property both in person and over the phone, respond to tenant requests and emergencies, and enforce lease terms and property rules in a professional manner.
Responsibilities/duties (include but are not limited to):
· Communicate in a clear and professional manner to tenants, tenant representatives, fellow staff, and outside contractors (over the phone, in-person, & through email).
· Clean & maintain the common areas (lobbies, elevators, stairwells, hallways, common rooms, fitness rooms, laundry rooms & office space) as well as empty apartments as required.
· Seasonally, decorate the appropriate common areas.
· Maintain building security: ensure automatic doors close properly, areas are locked as required, instruct tenants not to allow people to tailgate into the building, assess & respond to any unusual activities in and around the buildings, pull camera footage as necessary.
· Accurately document and save incidents.
· Participate in lawn & garden maintenance (lawn cutting, trimming, weeding, sweeping).
· Participate in snow removal (Shoveling, snow blowing, & the coordination of moving vehicles for parking lot plowing).
· Monitor and de-ice walkways as necessary to maintain safety.
· Participate in garbage removal & recycling.
· Market the buildings and property over the telephone & in-person through tours, point out building/property features and identify neighbourhood amenities.
· Explain the Tenant Lease Agreement to new tenants in a clear and concise manner. Explain any rules as they pertain to use of the apartment and common areas including Common & Fitness Rooms. Answer any questions new tenants may have.
· Conduct move-in and move out inspections of apartments.
· Enforce the terms of the agreement & any regulations as necessary.
· Participate in the execution of fire drills.
· Assess & respond to tenant concerns/requests.
· Inspect & respond to existing or potential maintenance issues – communicate as necessary with Residential Properties Manager and Facilities Manager.
· Work with Facilities Manager and maintenance staff. Participate in light maintenance duties.
· Monitor and work with outside contractors.
· Respond to emergencies.

EDUCATION & EXPERIENCE:

Minimum high school education, post-secondary diploma ideal.
Experience in:
o Customer Service.
o Cleaning
o Light maintenance.
o Building management.
