Description TFE Properties, LLC is recruiting for an On-site Apartment Maintenance Superintendent with prior experience for our Luxe Apartments community located in Woodbridge, New Jersey. The candidate must be well organized, self-motivated and adaptable to changing situations. Must be able to perform all types of maintenance duties for our residents. Valid driver license required, basic computer skills a plus. This position does not require applicant to live on-site, however, must live within proximity for emergency service requests. Full-time position that requires weekends and must be flexible with the work week. Requirements Responsibilities include: Performing plumbing, electrical, appliance and mechanical maintenance. Fulfill work orders in maintaining the exterior and all common areas of the property (Lighting, walkways, fitness centers, storage, parking, landscaping, etc.) Prepare units for move-in, including but not limited to, punch-out lists, painting, cleaning, and any other necessary work. Must be able to cover after hours and emergency calls. Maintain a courteous and helpful attitude to tenants, potential tenants, and vendors. Respond to tenant’s requests in a prompt and courteous manner. Understand and work within the guidelines of all federal and state laws regarding Fair Housing and multi-family housing, OSHA, Workers Compensation, and Federal Wage and Hour Act. Compensation and Benefits include: This position offers a starting rate that ranges from $23 to $26 per hour depending on qualifications and experience. Full time employees will have the opportunity to earn paid time-off and join the company's health, dental, vision, and retirement plans (once qualified). Qualifications include: Demonstrate knowledge of basic maintenance and repair skills, and including but not limited to electrical, plumbing, appliance and mechanical maintenance. Ability to use power tools, hand tools and other necessary equipment. Ability to work independently and possess willingness to learn. Superb customer service and effective oral skills, along with a positive and professional attitude. Ability to read, write and speak sufficiently to process and discuss work orders correctly with our Corporate Operations Team. Ability to use a mop, broom, vacuum cleaner, step ladder, shovel, snow blower and leaf blower. Must be able to stand for long periods of time (8 hours or more per day) to perform the following physical activities: bending, climbing step ladders, lifting up to 50 lbs., carrying, grasping, gripping, turning, reaching above shoulders, pushing and pulling, climbing stairs, stooping and squat kneel. Maintain accurate maintenance files and a well-organized workspace.

Responsibilities

Perform comprehensive plumbing, electrical, and mechanical maintenance for apartment units and common areas. Manage work orders, prepare units for move-in, and respond to emergency service requests.
