REQUIREMENTS:

  • Previous experience in residential property management or building operations and maintenance.
  • Experience in performing janitorial duties.
  • Proven project management and time management skills.
  • Demonstrated problem solving skills.
  • Strong command of the English language both written and spoken.
  • Strong communication, time management, and problem-solving skills.
  • Proficient in using computer software for reporting and scheduling tasks, including platforms such as Microsoft 365, Yardi, SmartOne, and similar property management systems.
  • Physically able to meet the demands of the role to include but not limited to, climbing multiple sets of stairs, lifting up to 50lbs, standing and walking for long periods of time, climbing a 10-foot ladder, lifting your arms over your head, squatting, bending over, etc.
  • Must be able to work independently and take initiative.
  • Strong understanding of building systems, including their operation and basic maintenance.
  • Ability to perform minor repairs and general maintenance tasks as needed.
  • Demonstrated commitment to professionalism, confidentiality, and delivering exceptional tenant service and satisfaction.
  • Some evenings and weekends or on-call work is required.
  • Successful candidates must provide references and undergo a criminal record check, vulnerable sector screening, and credit check.

ABOUT THE ROLE

Ekort Property Management is seeking a reliable, professional, and service-oriented Superintendent (couple or team is preferred) to oversee the daily operations and maintenance of Canniff Mill Residences, a new 68 unit apartment complex approaching completion in Belleville, Ontario. This is a live-in position — as part of your employment package, you will reside in an on-site unit provided by the Landlord.

This is a live-in position. As part of your employment package, you will reside on-site in a beautiful, newly built unit featuring brand-new appliances and modern amenities. With your high standards for cleanliness and professionalism, maintaining this new building will be both easy and rewarding. You’ll help create a welcoming, well-kept environment that you and your neighbours can enjoy for years to come.
As the on-site client focused representative for both Ekort Property Management and the Property Owners, you will help to create a culture of community and mutual respect. Your approach is tactful and supportive as you encourage each resident to take pride in where they live. You will play a vital role in maintaining a safe, clean, and well-managed environment for Tenants. Your work ensures the comfort, safety, and satisfaction of our Tenants and reflects the high standards of Canniff Mill Residences.

KEY RESPONSIBILITIES

  • Conduct routine inspections and respond to maintenance and safety issues promptly.
  • Perform and coordinate minor repairs, general upkeep, and vendor services.
  • Maintain cleanliness and order in all common areas including lobbies, stairwells, garbage rooms, and walkways.
  • Maintain Fire Safety Logs and follow all the protocols as per the Fire Safety Code.
  • Ensuring regular garbage removal and recycling pickup occurs in an efficient manner.
  • Be knowledgeable about building systems such as HVAC, plumbing, boilers, and electrical.
  • Enforce building policies, Rules and Regulations, and safety compliance.
  • Keep accurate logs and records of maintenance, vendor visits, and incidents.
  • Communicate professionally with Tenants, vendors, contractors, Property Management Company and Building Owners.
  • Coordinate and oversee access for third-party service providers who require entry to the building or individual units for repairs, maintenance, or inspections. Ensure all visits are scheduled, authorized by management, and that service providers are supervised when necessary.
  • Process building correspondence, Tenant notices, and booking schedules.
  • Maintain the presentability of exterior grounds and monitor parking areas.
  • Assist with unit turnover (cleaning, showing, etc.).
