Purpose of the Role BGIS is seeking an experienced Technical Asset Director to lead asset management outcomes across a large, complex government services portfolio. Reporting to the Executive Director, you will work closely with client stakeholders and internal teams to align asset strategies with operational delivery, compliance requirements, and long-term commercial objectives. This role plays a key part in ensuring assets remain safe, compliant, and fit-for-purpose across a diverse property portfolio. The ideal candidate will bring a thoughtful and practical approach to asset management, with the ability to connect strategy with day-to-day operations. You will be comfortable working with evolving priorities, engaging with senior stakeholders, and supporting teams through change in a collaborative and considered way. Key Responsibilities Asset Strategy & Delivery * Lead lifecycle planning, maintenance optimisation, and asset replacement strategies  * Translate asset data into practical and achievable delivery plans  * Support improvements in planned maintenance to reduce reactive works  Compliance & Risk * Oversee statutory and contractual compliance across asset portfolios  * Identify gaps and support remediation programs  * Guide implementation of evolving regulatory standards  Commercial & Procurement * Contribute to procurement activities, including scope development and service models  * Support alignment between asset strategies and commercial outcomes  * Work closely with commercial teams to review performance, cost, and value delivery  Operations Integration * Partner with operations teams to ensure asset plans are practical and achievable  * Provide technical guidance on complex building services and infrastructure  * Support alignment between planned works, asset condition, and operational needs  Data & Reporting * Enhance asset data quality and system utilisation  * Ensure reporting is accurate, relevant, and supports informed decision-making  * Use insights to support continuous improvement initiatives  Leadership & Collaboration * Lead and support the asset management team, fostering a collaborative environment  * Build strong relationships across client, operational, and corporate teams  * Encourage knowledge sharing, development, and continuous improvement  Education, Experience & Skills Essential: * Significant experience in facilities management and asset management within complex portfolios  * Proven experience leading asset strategies across operations, projects, and maintenance environments  * Strong understanding of compliance frameworks and regulatory requirements  * Experience in budgeting, forecasting, procurement, and contract management  * Ability to interpret asset data and translate it into practical outcomes  * Confident and thoughtful stakeholder engagement skills at a senior level  Desirable: * Trade, engineering, or technical qualifications related to building services  * ISO55001 or asset management framework experience  * Tertiary qualifications in Property, Business, Engineering, or similar  * Experience working within integrated services or government environments  Workplace Flexibility This role operates in a hybrid model, with time split across client sites in Sydney, Parramatta, and Windsor, along with 1 day per week working from home once established.
