  Job Title: Maintenance Technician Employment Type: Full-time Location: Three multi-family apartment communities in Spokane, WA: Boxcar, Flats on Liberty, and Flats on Foothills (255 total units) * Boxcar Apartments (134 units) 15 N Grant Street, Spokane, WA 99202 * Flats on Foothills (72 units) 519 E North Foothills Dr, Spokane, WA 99207 * Flats on Liberty (48) 3001 E Liberty Ave, Spokane, WA 99207 Schedule: Sunday – Thursday from 8:00am-5:00pm. First half of the week will be at Boxcar Apartments (Sunday – Wednesday from 8:00am-5:00pm) and second half of the week at The Flats at Liberty and Flats on Foothills (Thursday at 8:00am-5:00pm). Will be part of on-call rotation for after hour emergencies. FLSA Status: Non-exempt Reports to: Property Manager Compensation Package: * Competitive hourly pay range of $24.00-24.00 * Monthly transportation allowance of $200.00 * Monthly phone allowance of $50.00 * 20% employee rent discount available  Benefits Package:  * Medical insurance at no cost to the employee  * Dental insurance at no cost to the employee  * Supplemental insurance available at employee expense (Vision insurance, Life and AD&D insurance, Critical Illness insurance, Accident Protection Plan insurance)  * 401k enrollment program available  * Life Balance Program access for associate-only discounts  * Paid time off, accrued through the year at 5.66 hours per pay period (136 hours per year).  * 8 paid holidays off per year (Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Day After Thanksgiving, Christmas Eve, Christmas Day, New Year’s Day)  Administrative:  * Comply with all Fair Housing and Equal Housing Opportunities requirements   * Comply with appropriate state landlord/tenant statutes   * Comply with OSHA safety regulations   * Attend training and development seminars   * Communicate daily with the Maintenance Supervisor and Property Manager, and perform tasks as requested   Asset Preservation:  * Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations   * Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)  * Ensure preventative repairs are done on a regular basis   * Ensure that recalled appliances are promptly replaced     New Resident Preparation:  * Complete apartment turnovers within three days of vacancy   * Communicate with Maintenance Supervisor and Property Manager on turnover schedule  * Ensure apartment turnover time is minimized by conducting pre & post move-out inspections   General Maintenance:  * Assist Maintenance Supervisor with sustaining inventory of tools, supplies, and materials   * Assist Maintenance Supervisor with organizing and maintaining an orderly maintenance shop and storage areas   * Being on-call for after-hour maintenance emergencies on a rotating schedule, and responding immediately  * Completing repairs that may involve, electrical, plumbing, appliances, or general carpentry   * Maintenance of pool/spa (if applicable)  Resident Experience:  * Complete work orders within 24 hours of submission to the community members satisfaction  * Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal   * Paint interior and exterior surfaces as necessary   * Interact with current and future community members in a professional, courteous, and non-discriminatory manner   What You’ll Need:   * Authorization to work in the United States   * High School Diploma or equivalent   * Reliable transportation   * 1+ years of experience in multi-family maintenance   * Possess your own hand tools  * General knowledge of various maintenance functions included and not limited to groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory  * Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development  Your Work Environment:   * Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways   * Approximately 10% in office environment using computer or tablet and phone   * Frequent lifting, pushing, carrying or pulling of 20-50 pounds   * Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures   * May be required to work weekends    Mission Statement:  “Affinity doesn’t just manage an asset – we cultivate an investment.
