POSITION SUMMARY

The Tenant Coordinator is responsible for delivering high-quality tenant services across all aspects of the lease execution and tenant improvement process. This role oversees day-to-day tenant and client relationships, ensures alignment with the RD Way standards, and drives timely execution of design reviews, site readiness, and rent commencement deliverables. By proactively managing the design and construction interface between tenants and landlords, this role is pivotal in maintaining project timelines, tenant satisfaction, and asset quality.

MINIMUM QUALIFICATIONS

  • Bachelor’s degree in Architecture, Construction Management, Real Estate, or a related field, or equivalent experience.
  • At least 3 years in a support or coordination role with demonstrated proficiency across all relevant scope elements.
  • Strong understanding of lease agreements, construction documentation, and tenant improvement scopes.
  • Proficiency in Microsoft Office Suite (Excel, Word, Outlook, PowerPoint).

PREFERRED QUALIFICATIONS

  • OSHA 10 Certification.
  • Experience with Bluebeam, Adobe Creative Cloud, SaaS task tracking software, EOSOne.com, FreshBooks etc.
  • Familiarity with commercial building systems and MEP coordination.

JOB REQUIREMENTS

  • Regional travel required to satellite offices and project sites as necessary throughout Atlanta area and Southeast Region.
  • Ability to sit for extended periods of time, stand for long periods of time, walk construction sites and go up and down stairs repetitively.

Responsibilities
  • Serve as the main point of contact for tenants throughout the design and construction process.
  • Manage all Tenant Coordinator milestones, ensuring adherence to required timelines and budget constraints.
  • Coordinate and track tenant improvements, design reviews (DR/SR), and site readiness using project management tools.
  • Produce and maintain project documentation, including design review comments, lease review redlines, and construction progress reporting.
  • Interpret and apply lease terms, site plans, and Lease Outline Drawings (LODs) to align stakeholder expectations.
  • Collaborate across leasing, construction, design, and finance teams to ensure consistent communication and shared outcomes.
  • Support the production and maintenance of Tenant Criteria Manuals and implement tenant-specific criteria from architectural and MEP base building documents.
  • Manage project-specific cost estimates, track tenant allowances, and provide budgeting oversight for landlord work.
  • Monitor project schedules to identify risks and proactively implement corrective actions to meet rent commencement deadlines.
  • Foster strong relationships with tenants, landlords, architects, contractors, and consultants.
  • Promote continuous improvement through creative problem-solving, risk assessment, and stakeholder feedback.
