Overview: We are seeking a seasoned Owner’s Representative with deep experience in data center fit-out construction. This role will oversee the white space and infrastructure deployment of mission-critical facilities, requiring expertise in electrical systems, interior infrastructure integration, and stakeholder coordination from shell to operational readiness. Acting on behalf of the client, this individual will drive alignment across design, construction, and commissioning teams—delivering technically complex projects on time, on budget, and to the highest quality standards. Key Responsibilities: Represent the owner’s interests throughout the fit-out phase of data center construction, with a focus on white space, power distribution, and infrastructure deployment. Lead coordination between the client, general contractor, design consultants, commissioning agents, and specialty subcontractors (MEP, low voltage, etc.). Ensure all electrical systems and infrastructure align with project goals, design intent, and operational requirements. Monitor and report on project milestones, budget adherence, long-lead procurement, and installation progress—escalating risks proactively. Participate in and review technical design packages, construction drawings, and submittals related to electrical distribution, UPS systems, busways, PDUs, and switchgear. Support white space layout and integration efforts, including rack placement, cable management, containment, and IT-ready deployment. Provide oversight during factory witness testing (FAT), onsite commissioning, and integrated systems testing. Maintain accountability for quality assurance, code compliance (NEC, local AHJ), and client standards throughout construction. Lead project meetings and provide regular updates to client stakeholders and executive sponsors. Reinforce a safety-first culture, ensuring site activities comply with OSHA, local EHS policies, and industry best practices. Professional Experience: 7+ years in construction or project management, with at least 3 years supporting mission-critical or data center fit-out projects. Demonstrated success representing ownership in fast-paced, highly technical environments. Strong background in electrical systems integration, commissioning processes, and white space delivery. Proven ability to navigate complex stakeholder environments and hold project partners accountable to schedule, scope, and quality. Technical Expertise: Proficient in reading and interpreting electrical one-line diagrams, risers, and MEP coordination drawings. In-depth knowledge of critical power systems: UPS, PDUs, busways, switchgear, and generator interconnects. Familiarity with white space layout, cable tray coordination, containment systems, and power-to-rack distribution. Understanding of commissioning phases, IST procedures, and closeout documentation requirements. Tools & Systems: Proficiency in tools such as Procore, MS Project, Primavera P6, Bluebeam, and standard construction management platforms. Soft Skills: Exceptional communication and leadership skills with a strong client service mindset. Ability to manage competing priorities, drive accountability, and resolve conflicts constructively. Strong documentation, reporting, and executive briefing capabilities. Preferred Qualifications: Experience with hyperscale, colocation, or large enterprise data center programs. OSHA 30, PMP, LEED AP, or other industry certifications. Physical Requirements and Work Environment This position operates primarily in an active data center construction environment, encompassing both indoor and outdoor work settings. The role requires the physical ability to perform essential job functions safely and effectively in a dynamic environment that includes ongoing construction activity and evolving site conditions. The work environment includes areas and temporary structures owned, leased, or controlled by third parties over which Overwatch may have limited or no control. Because the project remains under construction, certain areas of the site — including access routes, staging zones, and temporary structures — may not yet be fully ADA-compliant until construction is complete or those third-party areas are finalized. Physical Requirements: Must be able to walk, stand, stoop, twist, bend, and climb stairs or ladders for extended periods while navigating uneven, unpaved, or obstructed terrain. Must be able to lift, carry, push, or pull up to 50 pounds on an occasional basis. Must be able to drive between job sites and access all areas of an active construction zone, including raised platforms, scaffolding, and confined spaces. • Must be able to tolerate exposure to outdoor weather conditions, dust, and construction-related noise, vibrations, and odors. Must be able to communicate effectively with contractors, engineers, and site personnel, and maintain situational awareness in high-activity environments. Personal protective equipment (PPE), including hard hats, safety vests, hearing protection, and steel-toe boots, is required. Must have sufficient visual acuity to read drawings, specifications, and safety signage, and to observe site activity. Work Environment: Work is performed primarily in and around active construction areas, which may include unfinished buildings, temporary field offices, staging areas, and partially completed infrastructure. These locations may contain uneven surfaces, limited accessibility, and other conditions typical of construction projects prior to final completion.
