Overview Position: Trailing Docs Specialist Location: Tustin, CA- Hybrid, 2 days a week mandatory on-site. Pay: $19/hr. + full time benefits. Position Summary: The Trailing Docs Specialist will be responsible for monitoring and forwarding trailing documentation to investors, as well as assisting with scanning and file preparation. Independently manages assigned tasks and workflow items to satisfy turn-time goals. Performs all duties in accordance with the company’s policies and procedures, all U.S. state and federal laws and regulations, wherein the company operates. Responsibilities Responsibilities: Coordinates the tracking, reporting and delivering of trailing documents (deed of trust, title policy, etc.) to investors. Coordinates the tracking, review and delivery of final CDs to investors. Performs scanning of completed loan files into the Bank’s internal imaging system to ensure proper record keeping. Assists department shippers with preparing files to be mailed as need. Manages the logistics of the physical file room; keeping accurate, organized and complete department files. Establishes a positive and productive working relationship with investor contacts, title companies, and other internal and external business partners, as appropriate for job function. Follows policies and procedures; completes tasks correctly and on time; supports the company’s goals and values. Qualifications Qualifications: 2 or more years’ experience working in post-closing or in trailing docs Working knowledge of conventional and government residential mortgage loans, and investor guidelines. Must have excellent attention to detail. Prior experience and proficiency with Loan Origination Systems (Encompass 360) and Microsoft Office programs (i.e. Outlook, Word, Excel, etc.). TRID Good verbal and written communication skills. Desired Education/Experience: 2 years' prior residential post-closing or loan servicing. High School diploma or GED.
