A Snapshot As the Transactions Manager, you will report to the Senior Director, Real Estate and work closely with the rest of the Cross-Department teams, making your mark in a number of ways: Join a dynamic team driving AirTrunk’s rapid expansion. This is a key central role that will support our in-country acquisitions teams in identifying and acquiring strategic data centre sites across the region. Receive mentorship from the Singapore-based Senior Director, Real Estate while collaborating with a wide range of cross-functional teams, gaining exposure to both internal stakeholders and external partners. Your Day to Day Market Analysis & Opportunity Mapping Conduct comprehensive market research and opportunity mapping to identify strategic expansion opportunities across the region. Collaborate with the Data Strategy team to assess target locations and customer availability zones (AZs). Consolidate and analyze inputs to evaluate cost implications, design and construction risks, and project timelines for site selection. Due Diligence, Feasibility & Internal Approvals Coordinate the collection of due diligence materials from external representatives and stakeholders. Partner with a multidisciplinary team—including engineers, consultants, and real estate professionals—to conduct thorough due diligence and feasibility assessments. Support internal teams in preparing documentation for investment approvals, including financial models and investment memoranda. Legal & Documentation Support deal leads negotiating key legal documents such as NDAs, engagement letters, lease agreements, and sale and purchase agreements. Coordinate with internal and external legal teams to ensure alignment with deal terms and integration of due diligence findings. Facilitate and track the execution of contracts and related documentation to ensure timely completion and compliance. Reporting & Coordination Prepare clear and concise presentation materials and regular updates for internal stakeholders, highlighting progress, risks, and key milestones in the site acquisition process. Collaborate with cross-functional teams to ensure alignment and maintain momentum across all real estate initiatives. Manage and track department budget, including due diligence, commercial and other spend, ensuring cost control and transparency. Identify and implement strategic initiatives to increase acquisition velocity, including technology integration, workflow optimization etc. Requirements 5years experience in the real estate sector, with a focus on acquisitions, transaction management, or project/development management. Candidates with investment advisory / consulting backgrounds will also be considered. Experience in the industrial or data centre sectors is advantageous but not mandatory. Demonstrated ability to work effectively in team environments. Strong analytical and quantitative skills are highly regarded.
