Summary The Superintendent is responsible for the daily operation of a job site, including scheduling, production, and procurement of materials, manpower, and equipment. Supervises all direct labor positions on the assigned project. Manages and oversees any contracted work on the site to ensure successful project completion. Duties and Responsibilities Studies specifications to plan procedures for construction on the basis of starting and completion times and staffing requirements for each phase of construction, based on knowledge of available tools, equipment, and various building methods. Interacts with the Project Manager to determine the project schedule and develops and utilizes “look ahead” schedules to assess progress and identify upcoming issues. Coordinates the pre-construction meeting with the Project Manager prior to mobilization. Directs procurement of tools and materials to be delivered at specified times to conform to work schedules. Ensures all parties involved with the project are informed of construction issues and progress. Meets with and directs supervisory personnel engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays. Meets regularly with craft personnel to update them on construction issues and gather input for solutions. Meets with subcontractors prior to mobilization to review scope of work and schedule and advises subcontractors prior to each phase of work on schedule and phasing requirements. Meets regularly with clients to update them on the project's progress. Works with supervisory personnel and labor representatives to resolve complaints and grievances within the project workforce. Confers with supervisory and engineering personnel, inspectors, and suppliers of tools and materials to resolve construction problems and improve construction methods. Inspects work in progress to ensure it conforms to specifications and construction schedules. Manages the project based on progress reports, materials used, and costs and adjusts work schedules accordingly. Works with the Manager of Craft Resources to move personnel from project to project, minimizing hiring and layoffs. Is responsible for crew mixes and work assignments to manage labor costs and may terminate company craft personnel not performing according to company policies, procedures, or job requirements. Works in conjunction with the Project Manager in preparing the Project Management Plan. Ensures company policies, including safety and equal opportunity, are implemented consistently. Ensures company quality standards and housekeeping requirements are maintained. Performs other related duties as assigned. Qualifications Bachelor’s degree in engineering or construction-related field (or equivalent experience) and at least five years of Data Center construction experience. Demonstrated knowledge of construction processes. Valid driver’s license and ability to travel to and from the project site. Understands and correctly applies building codes and design requirements and reads blueprints accurately. Strong understanding of subcontractor scopes of work and tolerances. Strong written and verbal communication skills and expresses ideas clearly and effectively using proper grammar and syntax. Basic Spanish is preferred. Strong administrative skills and the ability to monitor progress and coordination of work activities while keeping team members informed of progress and issues. Strong management skills and the ability to effectively and proactively monitor and supervise subordinates and follow up on delegated assignments. Maintains integrity and adheres to normal standards of ethics, conduct, and organizational policies. Excellent problem-solving ability and the ability to identify relationships between data from multiple sources to develop alternative solutions. Works well with others and supports coworkers, customers, and subcontractors in achieving goals. Maintains strong interpersonal relationships and demonstrates tact and sensitivity to others’ needs. Is organized and able to establish priorities and manage multiple tasks effectively. Plans effectively by allocating resources, assigning personnel, and using time efficiently. Maintains a professional demeanor with appropriate appearance and conduct. Shows initiative by proactively influencing outcomes, working with minimal supervision, and striving to exceed expectations. Proficient in operating office equipment such as fax, copier, and telephone and in using spreadsheet and word processing software. Knowledge and use of CMiC is preferred. Project experience with hospitals or medical facilities valued at $10 million or more is preferred.
