Full-time Salary Exempt position ranging from $120k - $135k DOE plus benefits.Located in Downtown Albuquerque, NM. Working out of Heritage Real Estate Corporate Office.
Position Purpose: Reporting directly to the President of Heritage Real Estate Company LLC, the Vice President (VP) is a strategic leader responsible for overseeing a diverse portfolio of properties. This role requires a comprehensive understanding of client investment objectives and the ability to develop and implement property-specific strategic plans, operating, and capital budgets. The VP ensures the execution of approved initiatives and programs through effective management and coordination of the property teams. This position involves significant oversight of building personnel, strategic planning, financial management, and client relations to optimize the financial and operational success of the real estate assets.
Supervisory Responsibilities: Directly oversee Vice President, Regional Director of Facilities, Construction Manager.

Responsibilities
  • Provide executive leadership and strategic guidance for the property management teams. Oversee staffing, talent acquisition, and team development for assigned markets and portfolios. Support the Regional Facilities Director and Property Managers, ensuring consistency with Company policies, core values, and operational standards.
  • Develop long-term strategic plans aimed at improving business performance, operational effectiveness, and asset value.
  • Lead process improvement efforts and oversee the rollout of new initiatives, policies, procedures, and operational practices.
  • Serve as the key liaison for major clients and stakeholders. Maintain strong communication, deliver detailed performance reports, and promptly address client inquiries and concerns. Actively solicit and incorporate client feedback to continuously enhance service levels.
  • Work closely and efficiently with the President to keep him/her updated on upcoming obligations and responsibilities, providing timely follow-up.
  • Ensure that properties achieve defined operational, financial, and service excellence goals.
  • Develop and implement strategic action plans to drive positive results across the portfolio.
  • Oversee the preparation and management of budgets, ensuring financial goals are achieved or exceeded.
  • Prepare and deliver critical reporting on property performance and broader market trends to ownership and senior leadership.
  • Drive revenue enhancement strategies through a deep understanding of market trends and competitive positioning. Design and implement creative marketing initiatives and leasing programs to attract and retain tenants.
  • Ensure all properties are impeccably maintained and compliant with applicable laws and regulations. Oversee building maintenance programs, establish preventative maintenance schedules, and ensure regulatory compliance.
  • Manage and ensure compliance with lease obligations. Oversee and support tenant communications, rent collections, and address escalated tenant matters.
  • Supervise third-party vendor contract negotiations and vendor management.
  • Oversee tenant improvement projects, including planning, permitting, budgeting, and execution.
  • Prioritize competing demands; manage responsibilities proactively and see projects through to successful completion, often under tight deadlines.
  • Ensure strong emergency preparedness protocols are implemented, including regular training, fire drills, and coordination with emergency responders.
  • Identify, evaluate, and mitigate risks associated with property operations, including ensuring appropriate insurance coverage.
  • Help manage receivables and payables. Oversee payroll administration and ensure accuracy in financial documentation.
  • Oversee and support the execution of special initiatives such as energy management upgrades, parking solutions, and technology enhancements. Drive innovation to strengthen property management practices.
  • Perform other duties as assigned by the President, aligned with the functions and objectives of this role.
