Position Overview Dunmor is seeking a highly experienced VP of Valuations to lead the company’s valuation procurement, review, and risk assessment functions. The ideal candidate will possess deep expertise in valuing residential 1–4 unit, multifamily, and mixed-use properties and will oversee all aspects of appraisal management, internal valuation analysis, and valuation-related credit support. This role manages a team of valuation analysts and reports directly to the Chief Risk Officer. The VP of Valuations will be responsible for ensuring that all valuation work meets the highest standards of accuracy, compliance, and consistency, directly supporting Dunmor’s underwriting and credit decisioning processes. This is a critical leadership role that contributes to credit quality, risk management, and the continued scalability of Dunmor’s lending platform. Key Responsibilities Valuation Review & Analysis: Review, validate, and approve As-Is and As-Repaired valuation reports, including appraisals, evaluations, and internal value estimates. Prepare detailed valuation analyses to support underwriting, credit decisioning, and portfolio risk reporting. Apply various valuation methodologies—including comparable sales, income capitalization, cost analysis, market rent modeling, and cash flow/NOI analysis. Identify discrepancies or deficiencies in third-party valuations and provide rebuttals supported by documented evidence and market research. Vendor & Appraisal Management: Manage relationships with Appraisal Management Companies (AMCs), independent appraisers, and valuation vendors. Oversee valuation order placement, revisions, rush requests, and escalations to ensure timely and compliant fulfillment. Maintain and enhance the approved appraiser panel to ensure market coverage, quality, and performance standards. Leadership & Team Management: Lead, mentor, and develop a team of valuation analysts responsible for valuation fulfillment, review, and QC functions. Establish performance standards and manage workflow, capacity planning, and training initiatives. Market Research & Risk Assessment: Assess property-specific and submarket dynamics, including rent comparables, supply/demand indicators, demographic trends, and local economic fundamentals. Engage with brokers, real estate agents, and market participants to obtain property-level insights and comparable data. Research new tools, valuation methodologies, and data sources to continually improve the company’s analytical capabilities. Process Improvement & Technology Integration: Drive enhancements to valuation workflows by implementing new tools, software, and third-party integrations in coordination with operations and technology teams. Identify opportunities to streamline processes, reduce turnaround times, and improve valuation accuracy. Contribute to the development and refinement of valuation policies, underwriting guidelines, and credit risk frameworks. Cross-Functional Collaboration: Partner closely with production, processing, and underwriting teams to resolve valuation-related issues and support loan-level decision making. Present valuation findings, assumptions, and conclusions to senior leadership and credit committees with clarity and confidence. Qualifications Bachelor’s degree in Real Estate, Finance, Business Administration, or a related field preferred. Active appraisal license(s) or certification(s) strongly preferred. Minimum of 5 years of experience in real estate valuation, appraisal, or asset underwriting, with significant exposure to residential and commercial valuation. Strong familiarity with MLS platforms, public record systems, and real estate research tools. Proficient with FNMA appraisal forms, commercial narrative appraisals, and common valuation reporting formats. Knowledge of ancillary reports such as zoning analyses, environmental assessments, property condition reports, cost reviews, and feasibility studies. Deep understanding of USPAP standards and established appraisal techniques, including multifamily valuation and cash-flow–based analyses. Strong analytical, organizational, and time-management skills, with the ability to manage multiple competing priorities in a fast-paced environment. Proven ability to work under pressure while maintaining accuracy and meeting deadlines. Advanced proficiency in Microsoft Excel and PowerPoint, with the ability to build analytical models and present findings effectively.
