ABOUT YOU

We’re looking for a versatile and proactive individual who thrives in a fast-paced environment and is ready to grow with us. We understand the job role is broader than some block management positions so we will arrange training for anything that is unfamiliar.

MUST-HAVE SKILLS AND QUALIFICATIONS:

• Minimum 3 years’ experience in block management, preferably in London or similar settings.
• Strong knowledge of relevant legislation (Landlord and Tenant Act, Health and Safety, Section 20, etc.).
• Excellent communication and relationship-building skills.
• A proactive mindset with a solution-focused approach.
• Experience with budgeting and financial reporting.
• Familiarity with property management software (experience with Blocks Online is a bonus).

NICE-TO-HAVE SKILLS:

• IRPM qualification (or equivalent).
• Manual driving licence.
• Desire to grow with the portfolio.
• Desire to take on broader responsibilities as our portfolio grows.

We’re fully office-based on Bellevue Road, SW17, valuing collaboration and the ability to respond to property issues at a moment’s notice. As we expand, we’re seeking a dynamic Block Manager to lead and grow with us.

• Manage the day-to-day operations of our portfolio, including maintenance, repairs, budgeting, and financial reporting.
• Build strong relationships with leaseholders, residents, and suppliers, ensuring their needs are met with professionalism and efficiency.
• Manage and develop the two junior block managers.
• Conduct regular site inspections to ensure compliance with health and safety regulations and building standards.
• Onboard new blocks into the portfolio and oversee the transition process.
• Develop and manage service charge budgets, handle annual invoicing, and prepare detailed financial reports.
• Oversee contractor performance and manage supplier relationships to ensure top-quality service delivery.
• Handle LPE1 forms, insurance renewals, claims, and notices.
• Stay informed about relevant legislation and implement updates to ensure compliance.
• Collaborate closely with internal teams to deliver seamless service.
