This position ensures the physical aspects of the properties meet company standards for safety, appearance, and functionality. The technician plays a key role in delivering excellent customer service and resident satisfaction.   Essential Duties and Responsibilities: * Perform routine maintenance and repair tasks including HVAC, plumbing, electrical, carpentry, and appliance repair. * Respond promptly to service requests and complete work orders efficiently. * Prepare vacant units for new residents, including painting, cleaning, and necessary repairs. * Conduct regular property inspections and identify needed repairs or hazards. * Assist in implementing preventive maintenance programs for building systems and equipment. * Maintain tools, equipment, and maintenance areas in a clean and orderly condition. * Ensure proper disposal of trash and debris around the property. * Communicate effectively with residents, team members, and supervisors. * Participate in on-call rotation for after-hours maintenance emergencies. * Follow all safety guidelines and OSHA standards. Required Skills, Education, and Experience: * High school diploma or equivalent required. * 2+ years of experience in general building maintenance or similar role preferred. * Experience in multi-family or commercial property maintenance preferred. * Basic knowledge of HVAC, plumbing, electrical, and general repairs. * Ability to use standard tools and equipment safely and effectively. * Strong troubleshooting and problem-solving skills. * Ability to work independently and manage time efficiently. * Good communication and interpersonal skills. * Certifications preferred- HVAC, EPA Universal, OSHA 10/30 Certification   Physical Demands: * Ability to lift and carry up to 50 lbs. * Frequent standing, walking, bending, kneeling, and climbing ladders. * Work in indoor and outdoor environments under varying weather conditions. * This position may require travel between properties within the assigned portfolio. Some weekend or evening work may be required to respond to emergencies or meet deadlines. * Driving: Valid driver’s license required for travel between properties or to attend meetings.
