Work Environment Work is performed both inside and outside. Outside work can be performed in rain and warm temperatures. Work is also performed in both guest contact and non-guest contact areas. Noise level in the work environment is usually moderate except in mechanical areas and when using certain equipment. Work involves using various tools, including tools that may be considered dangerous. Protective equipment and clothing will be required. Proper safety precautions specified by the tool manufacturer and/or OSHA must be followed. Work may involve high voltage equipment and electric panels. Proper safety equipment includes but is not limited to the use of gloves that must be worn, at times for an extended period. All applicable OSHA and national and local electrical codes must be adhered to. Must be flexible to work variable shifts (days, nights, overnights). Ten to twelve hour shifts sometimes required. Education and Experience At least five years of progressive facilities maintenance experience in a hotel or a related field required. One to two years in a public contact position, preferably in an upscale or lifestyle brand hotel or similar service industry experience preferred General knowledge of qualified trade such as HVAC, electrician or plumber, carpentry is desirable. A graduate apprentice and at least 2 years of related supervisorial experience; or a 2-year college degree and 3 or more years of related supervisorial experience required.. Principle duties and responsibilities (Essential Functions) include: Operational/Functional: Approach all encounters with guests and employees enlivening our company’s Core Values Comply at all times with Our Company standards and regulations to encourage safe and efficient hotel operations Supervise, train, certify all Engineering staff in Guest Service, Empowerment, Standard Operating Procedures and Security Standards Create, approve and post all Engineering staff schedules according to our company’s standards Adhere to annual budget for department, financial forecasts and actively participate in monthly profit/loss review meetings Develop and implement plans to maintain property, equipment, grounds and other assets in an acceptable state of repair ready for guest service Ensuring all safety training and fire safety inspections are completed, documented, and in legal compliance with all local, state and federal laws Operate and maintain the preventative maintenance program for all hotel equipment, public areas and guest rooms Ensure that room maintenance requests are handled in a prompt and courteous manner including logging and follow up with the guest, department heads and sales Follow up on all alarms immediately to determine the exact location and cause. Determine emergency status and report findings to Front Desk. Take immediate action as necessary Assist as necessary with special projects and renovations Participate in energy conservation programs Review all guest and meeting planner comment cards to ensure problems are identified and corrected in a timely manner Ensure compliance with the Americans Disabilities Act (ADA) Liaise with all vendor contracts controlled by the engineering department, ensure they are current Conduct walk-throughs and visually assess the safe and efficient maintenance and operation of the physical structure(s) of the hotel, all mechanical, electrical, HVAC systems and any other related equipment Communicate with Director of Engineering, Senior Leaders and hotel Department Heads on a regular basis regarding the specific and overall condition of the building structure(s), related systems, and equipment offering prudent, cost effective proposals for maintaining these systems. Access and input information into a computer and generate reports Supervise necessary repairs and maintenance throughout the hotel Prepare technical data, bidding, project work, alterations, and repairs for properties. Must have basic knowledge of building codes Train in fire prevention, environmental health and safety, and engineering systems. Qualifications and Skills A candidate for this position must possess the following applicable knowledge, skills and abilities and be able to demonstrate and provide applicable examples to support his/her competency. Must be able to recognize potential safety hazards and security problems in the hotel and act upon each accordingly.
