Als Innenarchitekt (m/w/d) bist du dafür verantwortlich, unser mitte Club Design Kit auf jeden einzelnen Standort zu übersetzen. Jede Immobilie ist anders – andere Deckenhöhen, Stützen, Grundrisse, Fensterflächen, Auflagen. Deine Aufgabe ist es, das bestehende Design-System so auf die konkreten baulichen Gegebenheiten anzuwenden, dass jeder Club sich unverwechselbar nach mitte anfühlt – und gleichzeitig baufähig, genehmigungssicher und budgetkonform ist. Du planst dabei die Leistungsphasen 1–7 der HOAI für Innenräume. Dein Ziel: jeder neue Club ist eine konsistente, hochwertige Anwendung desselben Systems – und mit jedem Standort wird die Übersetzung schneller, präziser und reibungsloser. Deine Aufgaben: Kit-Anwendung pro Standort: Du übersetzt das mitte Club Design Kit – Raummodule, Materialkanon, Lichtlogik, Möblierungsstandards, Detailtypologien – auf die konkreten baulichen Gegebenheiten jeder Immobilie. Standort-Analyse & Machbarkeit: Du bewertest früh, wie sich eine Immobilie zum Kit verhält: Welche Module passen direkt, wo braucht es Anpassungen, wo entstehen Konflikte mit Bestand, Statik oder Auflagen? Innenraumplanung (LP 1–7): Du verantwortest die Leistungsphasen 1 bis 7 der HOAI für Innenräume – von der Grundlagenermittlung über Vor-, Entwurfs- und Genehmigungsplanung bis zur Ausführungsplanung und Mitwirkung bei der Vergabe – immer auf Basis des Kits. Kit-konforme Detailplanung: Du übersetzt die Kit-Vorgaben in baufähige Detailplanung, ohne den Designanspruch zu verwässern – und triffst dort fundierte Anpassungsentscheidungen, wo die Immobilie es erzwingt. Genehmigungsplanung: Du verantwortest die genehmigungsrelevante Innenraumplanung – inklusive Abstimmung mit Brandschutz, Versammlungsstättenrecht und TGA in enger Zusammenarbeit mit Fachplanern. Fachplaner-Koordination: Du steuerst TGA-Planer, Brandschutzgutachter, Lichtplaner und weitere Fachplaner – und sorgst für eine konsistente, kit-konforme Gesamtplanung. Vergabe: Du erstellst Leistungsverzeichnisse auf Basis des Kits, holst Angebote ein, prüfst sie und wirkst bei der Vergabe an ausführende Gewerke mit.
