JOB SUMMARY

Operates, diagnoses and maintains various building systems including heating, ventilation, and air conditioning (HVAC), fire safety equipment, water treatment systems, electrical and some plumbing systems and emergency power. Maintain the building and grounds of various Regional locations through landscaping, housekeeping, and snow and ice removal. Assigns and checks the work of others assigned to their team.

EDUCATION

  • Completion of Grade 12 or equivalent.
  • Completion and Certification of College Program – Building Environmental System (BES) required

OR Completion of an Apprenticeship Program from a recognized College or Trade school as a Facilities Technician Level 3 (Trade Code 255B) or as an Industrial Mechanic (Millwright) (Trade Code 433A) or an equivalent trade may be considered.

  • Additional courses in electrical, plumbing and other technical areas such as building automation systems (BAS) are an asset.
  • Certified as a Gas Fitter 2 or 3 is considered an asset.
  • The following training courses, licenses and certifications are preferred and/or must be completed upon hire (1st year) and kept up to date where applicable;
  • Bio hazardous Spill Response training;
  • Workplace Hazardous Materials Information Systems (WHMIS) training;
  • Certification in Cardiopulmonary Resuscitation (CPR) and First Aid;
  • Forklift Operating training;
  • Lockout/tag out training; and
  • Working at heights training.

KNOWLEDGE/EXPERIENCE

  • Minimum of 3 years working experience in Facilities Maintenance required as described above.
  • OR 8000 hours of on-the-job and in-school training as a Facilities Technician Level 3 (Trade Code 255B) or Industrial Mechanic (Millwright) (Trade Code 433A) Apprentice is an alternative.
  • Must have a good understanding and knowledge of emergency procedures.
  • Must possess a working knowledge of mechanical and electrical systems, plumbing, gas fired boilers, chillers and compressors.
  • Must possess working knowledge of computer software programs including; Microsoft Outlook, myFinance, Building Automation Systems (BAS) and Central Maintenance Management System (CMMS) and other relevant computer systems.
  • Knowledgeable about Building and Fire Codes, the provincial Ontario Health & Safety Act (OHSA), and various Legislation, Regulations, Acts and Codes such as WHMIS, Canadian Environmental Protection Act (CEPA), Technical Standards and Safety Authority (TSSA), etc.

  • Must be able to communicate effectively with service contractors, trades people and staff.

Responsibilities
  • Electrical and Mechanical Maintenance & Repairs (40%)
  • Use the computer Building Automation System (BAS), analyze and adjust the operation of air handlers, chillers, pumps, and boilers to ensure all set points and temperatures are correct in areas throughout the building.
  • Maintain HVAC systems and make minor repairs and adjustments such as lubricating pumps and motors and replacing fan belts and faulty gauges. Administer and record all chemicals used.
  • Maintain humidifier units, repairing and replacing parts, bottles, hoses and connections. Troubleshoot HVAC problems and conduct repairs to the systems as applicable.
  • Handle, dispense, record, and maintain all chemicals used in the heating/cooling system.
  • Perform preventative maintenance on all equipment such as motors, generators, emergency generators, cooling towers and entrance heaters, and troubleshoot to detect undue vibration, noise, and overheating.
  • Repair apparatus such as water pumps, couplings, and valves, and other mechanical equipment.
  • Run and maintain emergency generator and log all tests and service performed.
  • Troubleshoots, repairs, installs, and maintains various electrical components, appliances and equipment in accordance with pertinent codes, the preventative maintenance program and departmental procedures.
  • Interior Maintenance & Repairs (45%)
  • Repair and maintain plumbing including toilets, urinals, sinks and fountains, repairing leaky faucets and plugged drains.
  • May be required to perform housekeeping duties associated with the general maintenance of buildings.
  • Check all portable fire extinguishers, fire alarm systems, exit lights, sprinkler system, emergency lighting system, and alert Foreperson of any malfunctions.
  • Assist certified personnel in the annual testing of the building fire alarm and suppression systems.
  • Maintain a safe work environment, adhering to corporate safety policies and guidelines, as well as the Ontario Health & Safety Act & Regulations, and wearing appropriate Personal Protective Equipment (PPE) when required.
  • Operate electric pallet truck (fork lift) and hand pallet truck.
  • Exterior Maintenance & Repairs (5%)
  • Operate snow blowers, lawn mowers, electric clippers, weed eaters, tractors, boilers, dollies, and all hand tools.
  • May be required to perform housekeeping duties associated with the general maintenance of grounds as required.
  • Administrative/Other (10%)
  • Retrieve daily work orders from and input maintenance data into the Central Maintenance Management System (CMMS).
  • Use corporate email system for information and communication purposes.
  • Operate Regional vehicle and associated equipment to perform the required work by performing a safety check before driving a vehicle; by logging mileage and destination; by cleaning and washing. May be required to tow a trailer.
  • Provide supervision, guidance and advice to students, new employees, and other maintenance staff when required.
  • Keep accurate records of purchases.
  • Keep accurate records of emergency response situations that can be used for litigation purposes in the future.
  • When required, oversee and monitor contractors working on equipment to ensure that they follow safe practices.
  • When required due to absences or workload, act on behalf of the Building Services/ Technical Trades Supervisor to assign, direct, schedule and monitor the activities and work of the trades and building maintenance staff. No involvement in supervisory duties relating to staff performance.
