Role Profile We have a requirement for a Senior Quantity Surveyor to join our team, focusing on the critical pre-construction phase of complex commercial interior and workplace projects. We're looking for a commercially driven professional with 8+ years of experience who can strategically manage costs, mitigate risks, and champion best practices across the design and delivery process. This role is central to aligning project budgets with design intent and ensuring financial health from sales handover through to the start of construction. Responsibilities include but not limited to Prepare detailed Bill of Quantities (BoQ), ensuring accuracy and alignment between budget and design throughout the project lifecycle. Develop and maintain the Contracts & Procurement strategy and policies to optimize project expenditure and supplier performance. Identify, assess, and mitigate financial and organizational risk across the sales, design, and delivery processes. Review and vet all contractor and supplier submissions, pricing, and specifications to ensure alignment with project objectives and budgets. Manage the performance of partners and engineering consultants during the pre-construction phase. Ensure all company financial reporting data and systems are accurate, current, and utilized effectively. Execute the organization’s project delivery strategy up to the commencement of the construction phase. Maintain effective client communication throughout the pre-construction phase, acting as the primary commercial point of contact. Actively champion pre-construction best practices, standards, processes, and technology solutions to enhance studio capability. Contribute to the strategic growth of the Contracts/Commercial/Pre-construction team in line with the company pipeline. Collaborate effectively across disciplines, regions, and studios, ensuring alignment to the culture, values, and behaviors of Unispace. Participate in internal and client audits, and control documentation quality. Knowledge, Skills and Experience 8+ years of experience in a Quantity Surveying or Commercial Management role, with demonstrated success in managing multiple projects varying in size, value, and complexity. Design & Build experience is essential, specifically within the commercial fit-out industry. Proven ability to create accurate estimates and budgets and experience with project pitches. Demonstrated knowledge of Building Codes and Health and Safety standards. Expert commercial awareness and the ability to read and understand complex drawings and specifications.
