ESTIMATOR (INDUSTRIAL REFURB, HERITAGE & PPM) – TIER 2 MAIN CONTRACTOR

We’re a Tier 2 main contractor delivering fast, high-quality refurbishments across industrial estates, heritage assets and PPM/lifecycle frameworks. Typical jobs range from £250k–£5m, often in live, operational environments where planning, sequencing and stakeholder care matter as much as price.
The role

You’ll take ownership of tenders from first look to handover:

• Review drawings, specs and surveys; complete quantified take-offs and build first-principles cost plans
• Compile enquiries, build supply-chain quotes, challenge scope and lead value-engineering options
• Assess risk and opportunities, produce methodology notes, prelims and programme assumptions
• Prepare the full tender submission (BOQ, clarifications, exclusions) and present at adjudication
• Work closely with Pre-Con/Operations to ensure clean handovers and margin protection on award
• Keep databases current (labour, plant, materials), improve hit rate, and support framework ITTs

What you’ll bring

• Estimator experience with a main contractor (Tier 1/2 or principal contractor)
• Proven pricing of industrial site refurbishments (warehouses, plant/MEP-heavy spaces), heritage/listed projects (fabric-sensitive approaches), and PPM/minor works frameworks
• Strong commercial grasp of JCT and NEC forms and the realities of working in live environments
• Confident with ConQuest/Causeway (or similar), Excel and Bluebeam, plus solid M&E interface awareness
• An adaptable, analytical, proactive mindset: you spot gaps early, simplify scope, and communicate clearly with designers, clients and supply chain

What success looks like

• 3 months: clear, auditable estimating files; reliable supplier coverage; tidy clarifications; zero nasty surprises at adjudication
• 6 months: improved hit rate on frameworks, VE savings logged and adopted, smooth site handovers
• 12 months: trusted lead on £1m–£3m refurbs; mentoring juniors; recognised for accurate prelims and margin protection
