The Residential Building Operator will be responsible for a designated residential portfolio that includes managing day-to-day operations, being available for general inquiries to tenants and ensuring a high level of service and support is provided to residents at all times.  In This Role, You Will: * Promptly respond to resident issues and service requests. * Be available to residents for general inquiries about living in their suite, building and community. * Act as a liaison between residents and management. * Perform resident service requests in addition to routine repairs and maintenance for in-suite, interior and exterior common areas. * To monitor, troubleshoot and perform preventive and minor repairs on HVAC, plumbing and electrical systems, and small appliances. * Emergency on call duty for after-hours building issues. * Monitor performance of external contractors. * Supervise and coordinate tenant move-in and move-out. * Provide emergency/unscheduled repairs of equipment, structures and grounds on the property. * Perform regular property inspections of units, common areas, building exteriors, and landscape in coordination with the Operations Manager. * Keep accurate records of space conditions including roof, HVAC and utilities. * Clean light fixtures and change bulbs/tubes. * Provide quotations, recommendations, regular visits and prompt service to building tenants to ensure satisfactory and problem resolution. Order supplies and services based on pre-authorized levels of approval. * Prepare and submit reports based on operations. * Prepare, paint and decorate interior and exterior surfaces as required. * Maintain inventory of equipment, manuals and warranties. * Perform all other duties as assigned or needed.
