Description du poste Au sein du service Relations Copropriétaires, vous participez à l’exploitation de nos résidences étudiantes, en veillant à la qualité de service, à la satisfaction client et à la performance opérationnelle du Groupe. Vos missions principales seront : Représenter l’exploitant NEXITY STUDEA (résidences de services / étudiants) et NEXITY EDENEA (5 résidences seniors) dans ses relations avec les syndics, les propriétaires, les conseils syndicaux, les assemblées générales de copropriétaires et tout tiers en lien avec les résidences de son portefeuille. Contrôler les dépenses (comptabilité) des copropriétés et notamment les budgets, appels de fonds et régularisations de charges annuelles des syndics (charges récupérables) Veiller à la mise en concurrence des contrats de maintenance ou d’énergie des résidences Participer aux OPL, réceptionner et mettre en route les résidences neuves, suivre les levées de réserves Déclarer et suivre les sinistres dommages-ouvrage privatifs ou multirisques à enjeux, participer aux expertises importantes, commander les travaux, percevoir les indemnités. Être en appui des directions régionales pour limiter le nombre de lots bloqués à la location. Être en appui, travailler et communiquer avec les collaborateurs NEXITY STUDEA des sites (responsables de résidence, managers de groupe de résidences, directeurs régionaux) Analyser les documents relatifs au fonctionnement des résidences (convocations AG, procès-verbaux, contrats d’entretien, règlements de copropriétés, baux commerciaux…) Visiter au moins une fois par an, si possible avec le conseil syndical, les résidences du portefeuille qui lui sera confié, faire des audits des parties communes, chiffrer et proposer des travaux ou améliorations aux conseils syndicaux, élaborer des résolutions (ordre du jour AG), participer aux assemblées générales à enjeux notamment pour présenter les projets. Des déplacements réguliers sont donc à prévoir en région et notamment les régions Grand Nord, Paris IDF et EDENEA.
